A -RESOLUTION OF THE.:CITY COUNCIL
OF.THE CITY OF WEST COVINA APPROVING.
:-A REVISION IN PRECISE PLAN NO. 638., REVISION 1.
(Coldwell Banker -Family -Tree Apartments).
The City.Council of the ,City'of; West Covina does -resolve
as- follows:
SECTION_l. The City..Council does hereby find and deter-
mine that there was'filed"with the-'PI-anning Commission the appli-
cation of Coldwell Banker requesting.the`.approval of a revision
in Precise.. Plan of Design Number 6'38 (Family Tree Apartments). on
a-4.71-acre.portion.of.Lot 50, Forster and;; Rowland Tract, Map Book
20, Page,s .14-and 15, Records of Los .Angele_s. County, to permit the
elimination of four Tot Lots.
SECTION 2. Hearings on'the`•application were duly
conducted -by the Planning Commission and the Planning Commission
disapproved the application. The action •of the -Planning Commission
was appealed.to the City Council and_the'City Council held a hearing
thereon and proper,and legal notice of_theahearing was duly given.
SECTION 3. A.revision in that *portion.of'Precise Plan
of Design Number 638:relating to Tot, Lots is hereby approved,
provided that the.development of the; -Tot Lots shall conform to
each and .all of the -'following conditions: �.. .
• a. Two of the Tot -Lots shown -on Precise -Plan
of Design:.Number 638 4nay be cemented over
and maintained as'rec'reation areas.
b. The recreation equipment shall be.re-installed
in two of the Tot Lots shown on Precise Plan
of Design Number 638 The.playing surface of
the -Tot Lot may be sand, artificial turf or
tough grass turf, 'as "may be approved by. a
majority of.the.tenan,ts.residing in the project.
c.. All other conditions.contained.in Precise Plan
of Design Number 638+.and the -:resolution approving
the same shall. -remain in- full force_ and- effect
and shallrbe complied with.
SECTION 4-.- This resolution -shall be.effective.when the
owner-of.the property_or his duly authorized representative has
filed in the office of the Planning`Department-an affidavit stating
that he is aware of and accepts all -,.of the conditions contained in
this .resolution and <tYiat he will, comply .with: the same.
SECTION 5.. .The -City Clerk. -shall certify to the adoption
of this.. resolution. -
