CITY OF WEST COVINA APPROVING PRECISE.

-The City"Council of the City. of West- Covina does resolve
as follows:'.
SECTION I. The City Council does hereby find and determine
that there was filed with the Planning Commission the application
_ of -Robert E. Osborne_and'Robert E.. Maurer requesting the approval'
-of a Precise Plan of Design for the construction of'a 23;275 square
foot roller skat+ing rink on a 2.4-acre .parcel -of -land described
as- follows: -
portion of Lot 166-of E. J.'Baldwin's
fourth subdivision of part of Rancho La
Puente, in the City of.West Covina,.
County of Los Angeles, State of California,
as per map recorded in-Book.8; Page 186
of Maps, in the office of the* County
Recorder of said County; all as more
particularly described in Precise Plan of
Design Application No..698.
SECTION112•. Hearings on the.application were duly con-
ducted by the Planning Commission and the Planning Commission.
approved the'ap'plication subject to conditions that the action
• of the=Planning Commission -was appealed to the City Council for
hearing and consideration,al'ong with Variance No. 747 and the
City Council-held.a hearing thereon.and proper and legal notice
of the "hearing ;'was, duly given.'
SECTION 3., Precise P1an.of.Desi,gn No. 698 is hereby
approved -pursuant -to the provisions of the West Covina Municipal
Code, provided ;'that the. physical -d_evelopnien.t of the property
included.therein'shall conform to said-plan.and to each and all
of'the conditions of precise plan approval contained in Planning
Commission Resolution No. 11-77-2793 which resolution .is by this
reference incorporated herein. and including the conditions con-
tained in this;r.esolution.
SECTION 4. The..° -violation of any of the conditions contained
in Planning Commission Resolution"No. 11-77-.27.93 or this reso-
lution shall b'e grounds for the revocation of the precise plan by
the Planning 'Clommission or the City Council. The precise plan
shall not be effective for any purpose until,`the.owner of the
property or bls. duly authorized representative has filed in the
office. of' -the „'Planning Department an -Affidavit -stating that he is
aware of'and accepts all of th6 conditions contained in Planning
Commission Resolution No. 11=77,-2793.and•t1ii& Resolution, as follows:
a. Comply, with Study;Pl.an "A", dated October 29,
• .1977,'inc.luding the additional 58 spaces for
parking, making .a.total of 150 parking spaces
