A RESOLUTION OF THE CITY COUNCIL•.OF
THE CITY OF WEST COVINA APPROVING A
• TENTATIVE TRACT MAP (Tentative Tract
Map No. 33369 - Novarro.Construction
Company).
The City Council of the City,.of West Covina,does
resolve as'follows:
SECTION 1. The City Council does -,hereby find and
determine that there was filed with -the Planrii-ng; Commission the appli-
cation of Novarro Construction Company requesting the approval of a
Tentative Tract Map creating 14 single family residential lots on a
7.71-acre parcel of real property consisting. -of portions of Lots 13
and 22 of Tract No. 3546 filed in Book 40,-Pages 82 and 83 of Maps
in the Office of the County Recorder of the County of Los Angeles
with a private street pursuant to Planning Commission Resolution
No. 2519. Hearings were duly conducted by the,Planning Commission
and the Planning Commission approved the Tentative Tract. The matter
came before the City Council after having been called up by the City
Council in connection with Zone Change Application No. 512 and the
City Council held a hearing thereon and proper and legal notice of the
hearing was duly given.
SECTION 2. The City Council hereby finds and deter-
mines that:
• a. The Tentative Tract Map is consistent with
the City's General Plan which designates density comparable to that
proposed for the area encompassed within the Tentative Tract.
b. The design and improvement of the subdivision
are consistent with the City's General Plan.
C. The site is suitable for the type of develop-
ment which is proposed and is comparable to the development which has
taken place on similar terrain in the same general area.
. d. The design of the subdivision will not affect
any endangered species of plant or animal, the size of the lots will
replace landscaping and habitat for native wild life.
e. The requirement for the construction of sewers
and adequate street access will contribute to the public safety and
the public health and will accommodate easements necessary for public
access, utilities and drainage.
SECTION 3. Tentative Tract No. 33369 is hereby approved
subject to the terms and conditions contained in Planning Commission
Resolution No'. 4-77-2727.
• SECTION 4. An Environmental.Impact Report for the
pro-ject has been certified in connection with the application for a
,.change of zone upon the same parcel and has been found to have been
`prepared in accordance with the requirements of the California Environ-
mental Quality Act of 1970 and the State Guidelines adopted pursuant
thereto.
SECTION 5. The City Clerk shall certify to the
adoption of this resolution..
