A. RESOLUTION OF THE CITY COUNCIL OF THE
• CITY OF WEST COVINA. APPROVING A MODIFI-
CATION OF THE REQUIRED FRONT YARD SETBACK
IN THE HILLSIDE AREA. (Hillside Modification No. 6 -
Robert C. Potter).
The City Council of the City of West Covina does resolve as
follows:
SECTION 1. It is hereby found and.determined that the applica-
tion of Robert C. Potter for the modification of the front yard setback from
25 feet to 15 feet on property known as 1427 Alpine Drive was duly made,
that hearing thereon was duly held by the Planning Commission after legal
notice thereof, that the Planning Commission approved said modification
by its Resolution No. 2703, that the City. Council held a hearing thereon
after legal notice thereof.
SECTION 2. It is hereby found by the City Council that:
a. There are exceptional circumstances applicable
to the property which justify the encroachment of a portion
of the house proposed to be constructed on the property
within 15 feet ofAhe front property line.
' b. The approval of the modification will not be
detrimental to the surrounding property or to the public
welfare.
c. The approval of the modification requested will
not adversely affect the General Plan of the City of West
C ovina.
SECTION 3.. Hillside Modifi-cation No. 6 as applied for by
Robert C. Potter and recommended by -Planning Commission Resolution
No. 2703 is hereby approved.
SECTION 4. The City Council hereby finds that the modification
applied for will not adversely affect the environment of the area and is
categorically exempt in accordance with the California Environmental
Quality Act of 1970 and the State Guidelines and the categorical exemption
is hereby approved.
SECTION 5. The City Clerk shall certify to the adoption of the
re solution.
