Resolution - 5212RESOLUTION NO. 5212 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST COVINA DENYING ZONE CHANGE NO. 495, PRECISE PLAN NO. 584, REVISION 1, AND VARIANCE NO. 718 (Mayer Construction Incorporated) The City Council of the City of West Covina does resolve as follows: SECTION 1. Mayer Construction Incorporated applied to the Planning Commission for approval of a change of zone, a variance and Precise Plan No. 584, Revision 1, to permit the development of a 49-unit condominium project on property generally described as the northeast corner of Barranca Avenue and Virginia Street. The Planning Commission, by its Resolution No. 2631, denied the change of zone, the variance and the precise plan. The applicant appealed the denial of the change of zone, the variance and the precise plan to the City Council. SECTION 2. The City Council, after notice and public hearing, does find and determine that the proposed use of the property for the development of a 49-unit condominium project would be detri- mental to the property in the immediate vicinity and the physical characteristics of the property and the proposed development would provide for an excessive density contrary to the general welfare of the City of West Covina. SECTION 3. Zone Change No. 495 is hereby denied. Variance No. 718 is hereby denied. Precise Plan of Design No. 584, Revision 1, is hereby disapproved. • SECTION 4. The City Clerk shall certify to the adoption of this resolution. Adopted and approved this 22nd day of March, 1976.
