RESOLUTION NO. 5031
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF WEST COVINA APPROVING DEVELOPMENT PLAN NO.
8 OF PLANNED COMMUNITY DEVELOPMENT NO. 1
WITHIN THE WOODSIDE VILLAGE PLANNED COMMUNITY
DEVELOPMENT ZONE (Planning Commission Resolution
No. 2574).
The City Council of the City of West Covina does resolve
as follows:
SECTION 1. The City Council does hereby find and determine
that there was filed with the Planning Commission the application of
Butler Housing and Umark, Inc. requesting the approval of Development
Plan No. 8 to Planned Community Development No. 1 within the Woodside
Village Planned Community Development Zone for the physical develop-
ment of approximately 45 acres of land and the negative declaration
of environmental impact with reference thereto; that hearings thereon
were duly conducted by the Planning Commission and the Planning Com-
mission approved Development Plan No. 8 but denied a request for a
waiver of the front yard setback requirement for 20 units in
Tentative Tract No. 31633; that the negative declaration of environ-
mental impact with reference to the proposed development was
approved; that said plan was appealed to the City Council and the
City Council held a hearing thereon and proper and legal notice
of hearing was duly given.
SECTION 2. Development Plan No. 8 to Planned Community
Development No. 1 within the Woodside Village Planned Community
Development Zone is hereby approved pursuant to the provisions of
the West Covina Municipal Code subject to the terms and conditions
contained in Planning Commission Resolution No. 2574. The appeal
from the denial of the waiver of the front yard setback requirements
for 20 units in Tentative Tract No. 31633 is hereby denied.
SECTION 3. The City Council does hereby find and declare
that the negative declaration of environmental impact, as prepared
by the Planning Department and approved by the Planning Commission,
after notice and public hearing,is adequate; has been prepared in
accordance with the California Environmental Quality Act of 1970
and the State Guidelines and is hereby adopted by the City Council.
SECTION 4. The City Clerk shall certify to the adoption
of this resolution.
