Resolution - 3475RESOLUTION NO. 3475 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF WEST COVINA APPROVING PRECISE PLAN OF DESIGN NO. 507 (R), (Triple Check, Inc.) The City Council of the City of West Covina does resolve as • follows: SECTION 1. The City Council does hereby find and determine that there was filed with the Review Board the application of Triple Check, Inc., requesting approval of a precise plan of design for an office building upon property located at the southwest corner of Walnut Creek Parkway and Vincent Avenue, that a hearing thereon was duly conducted by the Review Board, and that the Review Board granted said application subject to certain conditions; that the matter was appealed to the City Council on its own motion and that the City Council has held a hearing thereon, and that proper and legal notice of said hearings was duly given. SECTION 2. Said precise plan of design is hereby approved, subject to the following conditions, violation of any of which shall be grounds for revocation thereof: 1. Applicant shall comply with all the requirements of the C-2 Zone and Study Plan "A" dated September 12, 1966. 2. Engineering Department requirements: a. Applicant to comply with all the conditions contained in Planning Commission Resolution No. 567. b. Sanitary sewers shall be provided. • c. Sidewalks shall be constructed along Walnut Creek Parkway and Vincent Avenue, full width. d. A grading and drainage plan showing existing and pro- posed elevations and drainage structures shall be submitted for the approval of the Building and Engineering Departments prior to issuance of a building permit. e. Private alley or driveway improvements shall be constructed to City of West Covina standards. f. Approval of Flood Control District of access to Walnut Creek Channel shall be obtained. 3. Precise Plan shall be resubmitted to properly convey the legal descriptions of the right-of-way and the improvements thereto to the satisfaction of both the Engineering and Planning Departments. 4. A low screen wall be provided between the parking spaces and the street. 5. Two parking stalls to the east of the building be re- oriented to allow proper back-up space without going into the public • right-of-way. 6. The sign is not a part of this approval. SECTION 3. The City Clerk shall certify to the adoption of this resolution and shall transmit a certified copy to said applicant.
