A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA DENYING UNCLASSIFIED USE PERMIT NO.
• 108. (Japanese Community Center)
The City Council of the City of West Covina does resolve
as follows:

SECTION 1. The City Council does hereby find and determine
that there was filed with the Planning Commission the application
of East San Gabriel Valley Japanese Community Center requesting
approval of an unclassified use permit for a service station upon
property located at 660 South Sunset Avenue, and more particularly
described in Planning Commission Resolution No. 1895; that a hearing
thereon was duly conducted by the Planning Commission and that the
Planning Commission denied said application; that the matter was
appealed to the City Council and that the City Council has held a
hearing thereon, and that proper and legal notice of said hearings
was duly given.
SECTION 2. Said unclassified use permit for a gasoline
service station upon said property is hereby denied on the grounds
that the proposed use would be a special privilege and adversely af-
fect the Civic Center Area, in which it would be located, that it
would not conform to and would conflict with and be detrimental to
the Civic Center Area, that a service station on said property would
not be the highest and best use of said property, and that it would
not be in the best interests of the City and would adversely affect
the public peace, health, safety and general welfare.
SECTION 3. The City Clerk shall certify to the adoption
of this resolution and shall transmit a certified copy thereof to
said applicant.
