A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF'.
WEST COVINA PROVIDING FOR THE PURCHASE OF REAL
ESTATE FOR MUNICIPAL PURPOSES, FOR THE EXECUTION
OF NECESSARY AGREEMENT IN CONNECTION THEREWITH
AND ACCEPTING GRANT DEED COVERING SAID REAL '
PROPERTY
The City Council of the City of West C'ovina•does resolve
as follows:
WHEREAS, iri the opinion of this Council, due to -the rapid
growth and development of the City of West Covina, -there exists
an urgent need for an adequate site for general municipal purposes
and operations, to -wit: streets and highways.(Valinda''Avenue);'
and
WHEREAS, the City Council upon proper investigation and
study of the problems involved has concluded that an available
site in the City of West Covina meets the requirements of and is
appropriate to the needs of the City of West Covina for said
municipal purposes; and
WHEREAS, the City Council has made a thorough investiga-
tion of the suitability and the cost of the real property pro-
posed to be purchased hereby and is satisfied that the location
is appropriate and the purchase price of $96,025.00 is fair and
reasonable therefor;,
NOW; THEREFORE, BE IT RESOLVED:'
SECTION 1. That, upon the furnishing to the City of
West Covina of appropriate evidence of the ability of the
_vendors to grant to the City a clear and marketable title to
said real property through escrow, the City Manager and the City
Clerk of the City of West Covina be and they are hereby author-
ized and directed to enter into and execute in the name of and
on behalf of the said City an agreement between Frank B. Bowker
as vendor of the aforementioned real property; and'the City of
West Covina, a municipal corporation, as purchaser thereof,
relating -to the purchase and use of said property for municipal
or public purposes as aforesaid, and that the City of West Covina
accept from said Frank B. Bowker a proper deed conveying to the
City of West Covina the aforesaid real property situated in the
City of West Covina and described more particularly as:

That portion of Lot 168 of•E. J. Baldwin's 4th
Subdivision, in the City of West Covina, County of
Los Angeles, State of California,- as per map recorded
in Book 8 Page 186 of'Maps, on.file in.the office of
the County Recorder of said County, described as
follows:
Beginning at the most southerly corner.of said
Lot 168 (said corner being in the northwesterly line
of Glendora Avenue, 60 feet wide); thence north-
easterly along the southeasterly line of said•Lot,
North 42001105" East, a distance of 194.73 feet to
an angle'in.said southeasterly line; thence north-
easterly still along said southeasterly line, North
44001'20" East 106.45 feet; thence northwesterly along
a line, which if prolonged, would intersect at a
point in the northwesterly line of said Lot,.distant
along said northwesterly lot line, 300 feet north-
easterly from -the most westerly corner of said lot
(said corner being in the southeasterly line of
California Avenue, 60 feet wide) North 48007100".
West 10.01 feet to the true point of beginning;
thence.continuing along said last mentioned line
10.01 feet to a point -in a line which is parallel
with and distant northwesterly 20.00 feet measured
at right angles from the southeasterly line of said
Lot; thence along said parallel line South 44001120"

concave northerly and having a radius of 25.00 feet;
thence along said curve southerly and westerly 41.79
feet and through a central angle of 95045158" to the
beginning -of a reverse tangent', curve concave southerly
having a radius of 540.00 feet, a radial to said curves
bears south 4904711811 West; thence along said curve
northerly and westerly 277.79 feet and through a central
angle of 29°28'29Y to a tangent line; thence along said
line North 68054'11" West 92.67 feet to a tangent curve
concave northeasterly having a radius of 25.00 feet;
thence along said curve westerly and northerly 31.88
feet and through a central angle of 73*03126" to a
tangent line which is the easterly line of the land
described in the deed to the City of West Covina,
recorded on August 21, 1958, as Instrument No. 3992,
in Book D-193 Page 810 of the Official -Records of said
County; thence southerly along said easterly line to
the northerly line of the land designated as Parcel No.
481, in final order of' -condemnation entered in.Superior
Court, Los Angeles County,Case No. 759,394, a certi-.
fied copy of which was recorded•on January 9, 1963, as
Instrument No. 4725 in Book M-1176 Page 349 of said
official records; thence in a general easterly direction
along said notherly line of said Parcel No. 48.1, to the
northwesterly line of the land..designated as Parcel
No. 553, in final order of condemriation, entered in
• Superior Court, Los Angeles County, Case No. 765,335, a
certified copy of which was recorded January 9, 1963, as
Instrument No. 4724 in Book M-1176 Page 342 of said
Official Records; thence northeasterly along said north-
westerly line of said Parcel No. 553 to the northwesterly
line of the land designated as Parcel No. 554, in said
final order of condemnation entered in Superior Court,
Los Angeles County, Case No. 765,335; thence northeasterly,
southeasterly and northeasterly along said northwesterly
line of said Parcel 554, to said true point of beginning.

SECTION 2. The City Clerk is hereby authorized and
directed to execute a certificate of acceptance in substantially
the form prescribed by Section 27281 of the Government Code and
to cause the said instrument and said ceirtificate.to be filed for
record in the office of the County,Recorder•of the County of
Los Angeles.
.SECTION 3. The.City Clerk shall certify to the adoption
of this resolution.
