ORDINANCE NO: 1485
AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF WEST COVINA, CALIFORNIA, AMENDING
THE WEST COVINA MUNICIPAL CODE BY AMENDING
CHAPTER 26, ARTICLE IX, DIVISIO14 7,
SECTION 26-511 AND 26-516(b) AS THEY RELATE
TO MAXIMUM BUILDING HEIGHTS AND 6-FOOT
WALLS IN THE MULTIPLE FAMILY (MF-) ZONES.
(Amendment No. 166)
The City Council of the City of West Covina does
ordain as follows:
SECTION 1: Section 26-511 of the West Covina
Municipal Code is hereby amended to read as follows:
Section 26-511. Maximum building height,
when within 100 feet of Single Family Zones.
1. Maximum building height shall conform
to the following table:
MF-8 MF-15 MF-20 MF-45
Maximum
.Height 25' 25' 35' 40'
2. When there is a difference in site
elevation and the abutting property
zoned Single Family is of such ele-
vation that its view will not be im-
peded, at the discretion of the
Planning Commission, the maximum
building height limit may be waived.
SECTION 2: Section 26-516(b) of the West Covina
Municipal Code is hereby amended to read as follows:
(b) 6-foot,wall.when abutting Single Family Zone
1. A six (6) foot high concrete, masonry
or decorative block wall shall be pro-
vided and maintained on the boundary
of any multiple family zone which abuts
or lies across a public alley from a
residential -agricultural (R-A) or
single-family (R-1) zone, except in the
front setback area where said wall shall
not be higher than thirty-six (36) inches.
2. When there is a difference in site
elevation and the abutting property
zoned R-A or R-1 is a minimum of
6 feet higher than the development
site zoned Multiple Family, at the
discretion of the Planning Commission,
.the requirements for a 6-foot high
wall may be waived.
SECTION 3: The City Council finds and determines
that said amendment to.the Municipal Code is a minor modifica-
tion to the City's Zoning Ordinance and is, therefore, categor-
ically exempt (Class 5) from the requirements of the California
Environmental Quality.Act of 1970 (CEQA).

SECTION 4: The City Clerk shall certify to the passage
of this ordinance and shall cause the same to be published as re-
quired by law.
