AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF WEST COVINA, CALIFORNIA, AMENDING SECTION
9114 OF THE WEST COVINA MUNICIPAL CODE
RELATING TO SUBDIVISI.ONS.
Section 9114 of the West Covina Municipal Code is hereby
amended to read as follows:
"9114. PARCEL MAP WAIVER PROCEDURE. A land division
that complies with the following conditions prior to application
shall be eligible for waiver of the requirement that a parcel map
be filed if a tentative parcel map is filed with the Planning and
Engineering Departments and that a request for waiver as provided
in this chapter is approved by the Planning Commission.
(a) A survey of the exterior boundaries of the property
to be divided performed within five (5) years of the date of
application and filed for record with the county recorder;
(b) Each resultant parcel, after the land division, has
a gross area of ten (10) acres or more; or.
(c) Each resultant parcel, after the land division, has
a gross areaof two and one -quarter acres or more and is not
located within the Hillside Overlay as defined in Section 11202-
Hillside (H) Overlay Zone of Article X, Chapter 1 - Zoning Revised
of the West Covina Municipal Code.
• (d) All real property required within the proposed land
division for streets, alleys, including access rights and abuts
rights, drainage, public utility easements and other public ease-
ments has been dedicated for public use.
(e) All improvements required for public purposes have
been constructed and accepted for maintenance by the City Council.
(f) All proposed parcels are of approved size and design
and the proposed parcel map will not jeopardize the orderly devel-
opment of surrounding properties.
(g) Said division of land is consistent with all appli-
cable City regulations and the adopted General and Specific Area
Plans.
A parcel map waiver fee shall be paid by the applicant
as established from time to time by resolution of the City Council
at the time of filing the tentative parcel map and parcel map
waiver request."
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be published as required by
law.
