AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF WEST COVINA AMENDING THE
WEST COVINA MUNICIPAL CODE SO AS TO
• REZONE CERTAIN PREMISES (Zone Change
Application No. 517 - Donald H. Britt).
The City Council of the City of West Covina does ordain
as'follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following Zone Change and Amendment was duly
initiated, that notice of hearing thereon was duly given and
published, that public hearings thereon were duly held by the
Planning Commission and the City Council, that the public convenience,
necessity and general welfare and good zoning practice require
that the following Zone Change and. Amendment be made.
SECTION 2. Section 10201.01 of the West Covina Municipal
Code is hereby amended -by amending the official zoning map of the
City of West Covina as shown on the Zoning Map Amendment which is
attached hereto and by this reference incorporated herein.
SECTION 3. The City Council does hereby find and determine
that the Environmental Impact Report for the development, as reviewed
and approved for certification by the Planning Commission after
notice and public hearing, is adequate, has been prepared in accord-
ance with the California Environmental Quality Act of 1970 and the
• State Guidelines, and is hereby adopted by the City Council, which
finds that the impact of the development of the property in accord-
ance with the Development Standards contained in the Medium Density
Multiple Family (MF-20) zone, will not have a substantially adverse
effect upon the environment of the area.
SECTION 4. The zone change provided for in Section 2 of this
ordinance shall become operative at the same time the Revised
General Plan of the City of West Covina is adopted designating the
area described in Section 2 hereof as -"high medium density" and
that the zone change for the property described in Section 2 hereof
will be consistent with the General Plan of the City of West Covina.
SECTION 5. The City -Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required
by law.
