AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES (Zone
Change No. 498 - Unincorporated Area - Bauer
• Development Company).
The City Council of the City of Nest Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that proceedings for the rezoning of certain property
contiguous to the City of West Covina in the unincorporated area
of the County of Los Angeles was duly initiated, that notice of
hearing thereon was duly given and published, that public hearings
thereon were duly held by the Planning Commission and the City Council,
that the public convenience, necessity and general welfare and good
zoning practice require that the following zone change and amendment
be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new Section 9202.2cj reading as follows:
"9202.2cj. Zone Changes. Notwithstanding the provisions
of Section 9202.2' and the zoning map referred to therein, the
following premises are hereby placed and included in the Single
Family Residential (R-1) Zone, Area District I, to wit:
That certain parcel of land specifically described in Exhibit
A attached hereto which is, by this reference, incorporated
herein and made a part hereof and located in the unincorporated
• area of the County of Los Angeles contiguous to the boundaries
of the City of West Covina and also described in Zone Change
Application No. 498."
SECTION 3. This ordinance shall become effective when the property
described in Section 2 hereof is annexed to the City of West Covina.
SECTION 4. The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be published as required by
law.

A portion of Pass and Covina Road vacated by resolution No. 4325
recorded in Book D-551, Page 601 of Official Records in the office of
the County Recorder of the County of Los Angeles, State of California,
and a portion of Pass and Covina Road as it now exists, together with
a portion of Maplegrove Street, (formerly Abel Street) as conveyed to
said County of Los Angeles -by deed recorded in Book D-470, Page 794 of
Official Records in the office of said County Recorder, described as a
whole as follows:
Beginning at the intersection of the Easterly Prolongation of the
northerly line of Lot 1, Tract No. 517, as per map recorded in Book 15,
Page 16 of Maps in the office of said County Recorder with a line parallel
with and distant northeasterly 30.00 feet, measured at right angles,
from the northeasterly line of said Lot 1; thence Southeasterly along
said parallel line to the southerly terminus of a curve, concentric
with and 30.00 feet southwesterly, measured radially from that certain
500 foot radius curve in the westerly boundary of Lots 37, 38 and 39
in Tract No. 13875, as per map recorded in Book 284, Pages 41 and 42
of Maps in the office of said County Recorder; thence northwesterly
along said concentric curve to a line radial to said curve and passing
through the point of intersection of the easterly line of Pass and Covina
Road, 60.00 feet wide as shown on said Map of Tract No. 517 with accurve
concentric with and 60.00 feet southwesterly, measured radially from said
certain 500 foot radius curve in the westerly boundary of said Lots 37,
38 and 39; thence southwesterly along said radial line to said point of
intersection; thence northwesterly along said easterly line of said Pass
and Covina Road 60.00 feet wide as shown on said map of Tract No. 517 to
• the southerly line of the land conveyed to said County of Los Angeles by
deed recorded in Book D-470, Page 794 of Official Records in the office
of said County Recorderysaid southerly line'being a curve concave south-
erly and being concentric with and 38.00 feet southerly, measured radially
from that certain curve described as having a radius of 300.00 feet and a
length of 141.91 feet in the center line of Maplegrove Street (formerly
Abel Street), in the deed to said County of Los Angeles recorded in Book
17414, Page 195 of Official Records in the office of said County Recorder;
thence northerly along a line radial to said last mentioned curve to the
southerly boundary line of Maplegrove Street, (formerly Abel Street), as .
described in said last mentioned deed to said County of Los Angeles;
thence southwesterly along said last mentioned southerly boundary line
to said Northerly line of said Lot 1; thence easterly along said northerly
line and its easterly Prolongation to the POINT OF BEGINNING.
