ORDINANCE NO. 1293
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES, APPROVING
TENTATIVE TRACT NO. 32620 AND APPROVING THE
NEGATIVE DECLARATION OF ENVIRONMENTAL IMPACT
PREPARED WITH REFERENCE TO THE ZONE CHANGE AND
TENTATIVE TRACT MAP (Bauer Development Company -
Zone Change Application.No. 498).
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following amendment was duly initiated, that
notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and the
City Council, that the public convenience, necessity and general
welfare and good zoning practice require that the following zone
change and amendment be made and the tentative tract map be approved.
SECTION 2. The West Covina Municipal Code is hereby
amended by the addition thereto of a new Section 9202.2ci reading
as follows:
"9202.2ci. Zone Changes. Notwithstanding the provisions of
Section 9202.2.'and the zoning map referred to therein, the
following premises are hereby placed and included in the Single
Family Residence (R-1) Zone, Area District I, to wit:
That portion of a 23.5 acre parcel of land south of
• Maplewood Street between Valinda Avenue and Pass and
Covina Road which is situated within the City of West
Covina and as more particularly described in Zone
Change Application No. 498."

SECTION 3. Tentative Tract No. 32620 is hereby approved
subject to the conditions contained in Planning Commission Resolution
No. 2636 dated January 21, 1976.
SECTION 4. The City Council does hereby find and declare
that the negative declaration of environmental impact for the pro-
ject, as adopted -by the Planning Commission after notice and public
hearing, is adequate, has been prepared in accordance with the Cali-
fornia Environmental Quality Act of 1970 and the State Guidelines
and is hereby adopted by the City Council.
SECTION 5. The City Council does hereby find and declare
that the zone change for the property described in Section 2 hereof
is consistent with the General Plan of the City of West Covina.
SECTION 6. The City Clerk shall certify to the pasaage
of this ordinance and shall cause the same to be published as required
by law.
