AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST
CO VI NA AMENDING THE WEST CO VINA MUNICIPAL CODE SO AS
TO REZONE CERTAIN PREMISES. (ZONE CHANGE APPLICATION
N0. 471-CITY INITIATED)
• The City Council of the City of West Covina does ordain
as follows:
SECTION 1. The City Council does hereby find, determine and
declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and
published, that public hearings thereon were duly held by the
Planning Commission and by the City Council, and that the public
convenience, necessity and general welfare and good zoning practice
require that the following zone changes and amendments be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new Section 9202.2b-,r reading as
follows: k`
"9202.2b-k.' Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the zoning map referred to therein,
the following described premises are hereby placed and
included in the R-C, Regional Commercial Zone, to wit:
Parcel No. 1
20 ± acres bounded on the north by West Covina Parkway,
on the west by Orange Avenue, on the east by Sunset Avenue
and on the south by Cameron Avenue and a portion of the
Los Angeles County Flood Control District Channel, and as
more particularly described in Zone Change Application No. 471.
Parcel No. 2
80 ± acres bounded on the north by Garvey Avenue, on the
west by Sunset Avenue, on the south by West Covina Parkway
and on the east by Vincent Avenues (Excluding therefrom,
a parcel zoned R-C (Regional -Commercial) as a result of
Zone Change No. 457), and as more particularly described
in Zone Change Application No. 471.
Parcel No. 3
6 ± acres bounded on the north by Walnut Creek Parkway, on
the west by Vincent Avenue, on the south by Valinda and on
the east by Glendora Avenue, and as more particularly
described in Zone Change Application No. 471.
Parcel No. 4
A triangularly -shaped parcel bounded on the north by Garvey
Avenue, on the southwest by State Street and on the southeast
by Glendora Avenue, and as more particularly described in
Zone Change Application No. 471.
. Parcel No. 5
A parcel bounded on the north by West Covina Parkway, on
the west by Sunset Avenue, on the south by the Los Angeles
County Flood Control Channel and on the east by Vincent
Avenue, and as more particularly described in Zone Change
Application No. 471.
Notwithstanding the provisions of Section 9202.2 and the
zoning map referred to therein, the following described
premises are hereby placed and included in the S-C, Service
Commercial Zone, to wit:
A 8 ± acre parcel including all properties addressed as
104 through 360 and 420 South Glendora Avenue and 1240-42
Dalewood Streets and Lots 64 and 65 of Tract No. 17479, and
as more particularly described in Zone Change Application
No. 471. if
SECTION 3. The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be published as required by law.

hereby certify that the foregoing Ordinance N6.1201 was regularly
introduced and placed upon its first reading at a regular meeting of
the City Council on the 24th day of July , 1972. That,
thereafter, said ordinance was duly adopted and passed at a regular
meeting of the City Council on the 14th day of August ,
1972, by the following vote, to wit:
