ORDINANCE NO. 1172
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change Application No. 454 - Raymond C. Goett)
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine and
declare that the following zone change and amendment was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and by the
City Council and that the public convenience, necessity and general
welfare and good zoning practice require that the following zone change
and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new Section 9202.2bb reading as follows:
119202.2bb. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the zoning map referred to therein, the
following premises are hereby placed and included in the S-C
(Service Commercial) Zone, to wit:
That property generally described as 1809 East
Eckerman Avenue and as more particularly described
in Zone Change Application No. 454."
SECTION 3. Because of special circumstances applicable to
the property described in Section 2 hereof, the following provisions of
the Service Commercial Zone are hereby waived:
(a) The property need not conform to minimum lot width.
(b) The property need not conform to minimum lot depth.
(c) The property need not conform to the minimum lot area
requirement.
(d) The required six feet of landscaping along the northerly
property line may be decreased to three feet for approximately twenty-
nine feet to facilitate traffic movement.
SECTION 4. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.
