AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 435 - Macco Corporation)
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone change and amendment was duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission
and by the City Council and that the public convenience, necessity and
general welfare and good zoning practice require that the following
zone change and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new Section 9202.2 ak reading as follows:
"9202.2ak. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the zoning map referred to therein, that
110 acre parcel generally located between Amar Road, Valinda
Avenue, Maplegrove Street, and Pass & Covina Road, and more
particularly described in Zone Change Application No. 435,
is hereby placed and included in the following zones, to wit:
(a) Approximately 53.9 acres on the southerly half of
the property designated as Parcel 3 on the Location Map
attached to Planning Commission Resolution No. 2233, which
Location Map is incorporated herein by reference and made
a part hereof, is zoned Single Family Residential, Area
District IA (R-11 AD -IA).
(b) Approximately 38.3 acres of the northerly portion of
the property designated as Parcels 1 and 2 on the Location Map
attached to Planning Commission Resolution No. 2233 is zoned
Restricted Multiple Family (R-2).
(c) Approximately 6 acres located at the.northeast corner
of Valinda Avenue and Amar Road designated as Parcel 4 on the
Location Map attached to Planning Commission Resolution No. 2233
is zoned Neighborhood Commercial (N-C).
(d) Approximately 4.6 acres located between Amar Road,
the extension of Lark Ellen Avenue and Pass & Covina Road desig-
nated as Parcel 6 on the Location Map attached to Planning Com-
mission Resolution No. 2233 is zoned Medium Density Residential
(MF-25)."
SECTION 3. The zoning provided for in Section 2 of this
ordinance shall become effective at the same time that the annexation of
the entire 110 acre parcel described therein to the City of West Covina
becomes effective.
SECTION 4. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.
