Ordinance - 1121ORDINANCE NO. 1121 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA AMENDING THE WEST COVINA MUNICIPAL CODE SO AS TO REZONE CERTAIN PREMISES. (Carl Karcher Enterprises, Inc.) Gone Change No.-434) The City Council of the City of West Covina does ordain as follows: SECTION 1. The City Council does hereby find, determine and declare that the following zone change and amendment was duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly held by the Planning Commission and by the City Council and that the public convenience, necessity and general welfare and good zoning practice require that the following zone change and amendment be made. SECTION 2. The West Covina Municipal Code is hereby amended by the addition thereto of a new Section 9202.2aj reading as follows: "9202.2aj. Zone Changes. Notwithstanding the provisions of Section 9202.2 and the zoning map referred to therein, the following premises are hereby placed and included in the Service Commercial (S-C) Zone, to wit: That certain parcel of property located at the southeast corner of Glendora Avenue and Walnut Creek Parkway and as more particularly described in Zone Change Application No. 434." SECTION 3. For good cause shown a 3-foot high block wall •and a 2-foot planter strip may be substituted for the 6-foot landscaping strip required by the Service Commercial (S-C) Zone along the east property line if authorized by any precise plan of design authorizing the development of the property described in Section 2 hereof. SECTION 4. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be published as required by law.
