AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 410 - Haefner Chrysler Plymouth Agency)
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine and
declare that the following zone change and amendment was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and by the
City Council, and that the public convenience, necessity and general
welfare and good zoning practice require that the following zone change
and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new Section 9202.2.v reading as follows:
"9202.2.v. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the zoning map referred to therein, the
following premises are hereby placed and included in the S-C
Service Commercial Zone, to wit:
That property located on the east side of Azusa Avenue
between Workman and Garvey Avenues and as more particularly
described in Zone Change Application No. 410."
SECTION 3. All of the provisions of the West Covina Municipal
Code applicable to property in the S-C Service Commercial Zone shall apply
to the property described in Section 2 hereof except the following develop-
ment standards which are hereby waived only to the extent and in,the man-
ner specified in this section.
(a) The 10-foot landscaping strip required along the east
and north property lines may be reduced from a 10-foot width to a 6-foot
width.
(b) The construction of the 6-foot high solid masonry wall
and the landscaping required in connection therewith along the north
boundary line of the property may be waived for a period of 12 years
subject to the posting of a bond by the applicant in an amount determined
by the City Engineer and in a form approved by the City Attorney to guar-
antee that the wall will be constructed at the end of the 12-year period or
at such earlier time as the property to the north is developed for resi-
dential use.
(a) The improvements constructed upon the property on the
date this change of zone becomes effective constituting the Haefner
Chrysler Plymouth Agency and the El.Dsrado Motel are not required to con-
form to the Service Commercial Zone development standards.
SECTION 4. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by law.
