AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES SUBJECT
TO ANNEXATION. (Zone Change No. 376 - City
• Initiated)
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission,
and by the City Council, and that the public convenience, necessity and
general welfare and good zoning practice require that the following
zone change and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.a reading as follows:
"9202.2.a. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
• the respective zones and/or area districts hereinafter desig-
nated, subject to annexation, to wit:
Portions of the Rancho La Puente in the County of Los
Angeles, State of California, as per map recorded in
Book 1 pages 43 and 44 of patents in the office of the
County Recorder of said county and being also a portion
of Lot 357 of E.,J. Baldwin's Fifth Subdivision Map Book
12 pages 134 and 135; a portion of Lot 1 of Tract 517
Map Book 15 page 16; a portion of Lot 1 of Tract 3163
Map Book 32 pages 74 and 75; described as follows:
PARCEL 1 - ZONE CHANGE FROM LOS ANGELES COUNTY R-1-6000
ZONE AND PENDING LOS ANGELES COUNTY C-4 ZONE TO WEST
COVINA C-3 ZONE.
Commencing at the intersections of the centerlines of
Pass and Covina Road and Amar Road, said point being a
County Surveyors Monument in a hand hole and recorded in
County Surveyors Field Book 1173 page 109, as shown on
map of Tract 21408 Map Book 558 pages 29 through 34
inclusive of maps, records of said county; thence north
850 33' 05" west 35.66 feet; thence south 28° 16' 18"
east 304.08 feet to the true point of beginning; said
point being a point on a tangent curve, concave to the

Commencing at the northeasterly corner of the aforementioned
Parcel 6; thence north 85° 32, 45" west to the intersection
with the southerly line of Maple Grove Street 60 feet wide
as shown on the map of Tract 13875 as per map recorded in
Book 284 pages 41 and 42 of maps, records of said county.;
thence easterly along the southerly line of the 40 foot
strip of land as described in deed to the County of Los
Angeles (for Abel Street) recorded in Book 17414 page 195
of official records of said county to the intersection with
the westerly line of Pass and Covina Road 60 feet wide as
shown on Tract 13875; thence southerly along said westerly
line to the intersection with the easterly line of the

on the east by the easterly line of Tract 20147 Map Book
714 pages 12 through 15 of maps, records of said county by
the easterly line of Tract 26762 Map Book 686 pages 85
through 92 of maps,'records of said county; on the south
by the southerly line of said Tract 26762 and the southerly
line of Tract 18393 Map Book 509 pages 33 and 34 of maps,
records of said county; on the west by the westerly line of
Lots 116, 79, 77 - 71 and 25 - 23 of said Tract 18393

SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
