AN ORDINANCE OF THE CITY COUNCIL OF THE CITY. OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 380 - S.D.C. Inc.)
The City Council of the City of West Covina does ordain as
• follows:
SECTION 1. The City Council does hereby find, determine and
declare that the following zone change and amendment was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and by the City
Council, and that the public convenience, necessity and general welfare
and good zoning practice require that the following zone change and amend-
ment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new Section 9202.2.b reading as follows:
"9202.2.b. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in the
C-1 Neighborhood Commercial Zone, to wit:
Parcel 1: That property in the City of West Covina, County
of Los Angeles, described as: Beginning at a point on the
southerly line of said lot 264, distant westerly thereon 803.36
feet from the southeasterly corner of said lot 264; thence
northerly parallel with the easterly line of said lot 264
a distance of 300 feet to the southerly line of said lot
263 and the true point of beginning for this description;
thence northerly parallel with the easterly line of said lot
263 a distance of 156.70 feet to the northerly line of the
southerly 156.70 feet, measured at right angles, of said
lot 263; thence westerly along said northerly line, 69.76
feet, more or less, to the most easterly line of the land
described in deed to the City of West Covina, recorded on
August 6, 1965 as Instrument No. 3400 in Book D-3007
page 262 of official records of said county; thence along
the boundary line of the land described in said deed as
follows: southerly 1.00 foot; westerly 18.00 feet and
northerly 18.00 feet to the northerly line of the southerly
173.70 feet, measured at right angles, of said lot 263;
thence westerly along said last mentioned northerly
line, to the easterly line of the land described in parcel
2 of deed to the City of West Covina, recorded on July 6,
1965 as Instrument No. 3388 in Book D-2966 page 519 of
said Official Records; thence southerly along said last
mentioned easterly line, to and along the easterly and
northeasterly line of the land described in Parcel 1
of said last mentioned deed, to a line that is parallel
with the easterly line of said lot 264 which passes through
a point in said southerly line of lot 264 distant westerly
thereon 988.10 feet from the southeasterly corner of said
lot 264; thence northerly along said last mentioned paral-
lel line to the southerly line of said lot 263; thence
• easterly along said southerly line 184.74 feet to the
true point of beginning.
Parcel 2: That portion of lot 263 of E. J. Baldwin's
Fifth Subdivision, in the City of West Covina, in the
County of Los Angeles, State of California, as per map
recorded in book 12 pages 134 et seq., of maps in the
office of the county recorder of said county, bounded
as follows:

Bounded northerly by the southerly line of Tract No.
14681 as shown on map recorded in book 310 pages 15 and
16 of maps in the office of the county recorder of said
county.
Bounded easterly by the westerly line of the land des-
cribed in deed to the City of West Covina, recorded on
August 6, 1965, as Instrument No. 3400 in Book D-3007
page 262 of official records of said county;
Bounded southerly by the northerly line of the southerly
173.70 feet, measured at right angles, of said lot 263;
and bounded westerly by the easterly line of the land
described in Parcel 2 of deed to the City of West Covina,
recorded on July 6, 1965 as Instrument No. 3388 in book
D-2966 page 519 of said official records.
Parcel 3: Lot 62 of Tract No. 14681, in the City of West
Covina, in the County of Los Angeles, State of California,
as per map recorded in Book 310 pages 15 and 16 of Maps
in the office of the county recorder of said county,
together with a portion of Merced Avenue, as shown on
said map of Tract No. 14681, 'vacated,' described as a
whole as follows:
Beginning at the southeasterly corner of said lot 62;
thence along the easterly and northeasterly lines of said
lot 62 as follows: North 00 41' 13" east 41.98 feet and
north 470 26' 50" west 92.75 feet to the most northerly
corner of said lot 62; thence along the northwesterly line
.of said lot 62 and its southwesterly prolongation, south
420 33' 10" west 135.22 feet to a point distant thereon
north 420 33' 10" east 4.27 feet from the southerly line
of said Tract No. 14681; thence southerly in a direct
line 3.19 feet to a point on said southerly line distant
easterly thereon 2.52 feet from said southwesterly pro-
longation; thence easterly along said southerly line
159.65 feet to the point of beginning.
Except that portion of the above described land lying
northeasterly of the following described line:
Beginning at the southwesterly corner of Lot 59 of Tract -
No. 14681, as per map recorded in Book 310 at pages 15
and 16 of Maps in the office of the county recorder of
said county; thence south 00 41' 13" west 19 feet, more
or less, to a point in a line that is parallel with and
distant northeasterly 143.00 feet, measured at right
angles, from the northeasterly line of Merced Avenue,
80 feet in width, and bearing south 290 17' 30" east;
thence south 29° 17' 30" east along said parallel line
to its intersection with the southerly line of Lot 263
of E. J. Baldwin's Fifth Subdivision, as per map recorded
in Book 12, page 134 of maps in the office of the county
recorder of said county."
SECTION 3. The City Clerk shall certify to the passage
ordinance and shall cause the same to be published as required
