Ordinance - 953ORDINANCE NO. 953 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA AMENDING THE WEST COVINA MUNICIPAL CODE SO AS TO REZONE CERTAIN PREMISES. (Zone Change No. 341 - Abbey Rents) follows: The City Council of the City of West Covina does ordain as • SECTION 1. The City Council does hereby find, determine and declare that the following zone changes and amendments were duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly held by the Planning Commission and by the City Council, and that the public convenience, necessity and general welfare and good zoning practice require that the following zone change and amend- ment be made. SECTION 2. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2.86 reading as follows: '19202.2.86. Zone Changes. Notwithstanding the pro- visions of Section 9202.2 and the Zoning Map referred to therein, the following described premises are hereby placed and included in the C-1 Neighborhood Commercial Zone, to wit: Parcel A: That portion of lot 5, block 9 of Phillips Tract, in the City of West Covina, County of Los Angeles, State of California, as per map recorded in book 9 pages 3 and 4 of Miscellaneous Records, in the office of the County Recorder of said county, described as follows: • Commencing at a point in the westerly line of said lot that is distant northerly along said westerly line, North 00 131 00"West 140.00 feet from the southwesterly corner of said lot, said point being also described as a point in the east line of Azusa Avenue, 66 feet wide, 140 feet northerly along said east line from the intersection of the north line of Puente Avenue, 66 feet wide, with the said east line of Azusa Avenue; thence parallel with the southerly line of said lot 5, South 890 28' 35" East 17 feet to a line that is parallel with and 17 feet easterly, measured at right angles, from said east line of Azusa Avenue, being the true point of beginning; thence continuing South 890 28' 35" East along said line that is parallel with the southerly line of said lot 5 to the westerly line of Tract -No. 20636, in said city, county and state, as shown on a map recorded in book 543 pages 15 and 16 of Maps, records of said county; thence along the westerly line of said Tract No. 20636 North 00 12, 49" West 70.00 feet thence North 890 281 35" West to said hereinbefore mentioned parallel line 17.00 feet easterly (measured at right angles) from said east line of Azusa Avenue; thence southerly along said last mentioned parallel line to the true point of beginning of this description. RESERVING therefrom an easement for ingress and egress over • that portion of Parcel A hereinbeforedescr bed inclined within the lines of Parcel B hereinafter described. Parcel B: An easement for ingress and egress over the easterly 20.00 feet of that portion ol0 5, lock 9 of Phillips Tract, in the City of West Covina, County of Los Angeles, State • n LJ of California, as per map recorded in book 9 pages 3 and 4 of Miscellaneous Records, in the office of the County Recorder of said county, described as follows: Commencing at a point in the westerly line of said lot that is distant northerly along said westerly line, North 00 13' 00" West 140.00 feet from the southwesterly corner of said lot, said point being also described as a point in the east line of Azusa Avenue, 66 feet wide, 140 feet northerly along said east line from the intersection of the north line of Puente Avenue, 66 feet wide, with the said east line of Azusa Avenue; thence parallel with the southerly line of said lot 5, south 890 28' 35" East 17 feet to a line that is parallel with and 17 feet easterly, measured at right angles, from said east line of Azusa Avenue, being the true point of beginning; thence continuing South 89 28' 35" East along said line that is parallel with the southerly line of said lot 5, a distance of 125 feet; thence South 00 13' 00" East along a line that is parallel with said westerly line of lot 5, 140 feet to said southerly line of lot 5; thence South 890 28' 35" East along said southerly line 170.48 feet to the southwesterly corner of Tract No. 20636, as shown on map recorded in book 543, pages 15 and 16 of Maps, records of said county; thence along the westerly line of said Tract No. 20636, North 00 12' 49" West 387.95 feet to a line that is parallel with the northerly line of said lot 5, distant southerly therefrom 240.00 feet, measured at right angles; thence along said parallel line North 890 28' 35" West 295.50 feet to said line that is parallel with and 17 feet easterly, measured at right angles, from said east line of Azusa Avenue; thence South 00 13' 00" East along said last mentioned parallel line 247.94 feet to the true point of beginning." SECTION 3. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be published as required by law. Passed and approved this 27th day of December , 1965.
