AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES TO ZONE
R-P. (Zone Changes' Nos. 348 and 351)
•The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission,
and by the City Council, and that the public convenience, necessity
and general welfare and good zoning practice require that the following
zone changes and amendments be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.80 reading as follows:
119202.2.80. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the R-P Restricted Professional Zone, to wit:
Parcel 1. That portion of the 196.64 acre tract of land
ni—Ra.ncKo La. Puente, in the County of Los Angeles, State
of California, allotted to Robert P. Rowland in partition
suit in Los Angeles County Superior Court Case No. 5800,
described as follows:
Beginning at a point in the northerly line of Pomona
Boulevard (now Valley Boulevard), 60 feet wide, said
point being the southeasterly corner of the 60 acre
tract of land conveyed to Leonard B. Boyer, by deed
recorded in book 6924, page 106 of Deeds, records of
said county, said point being also a point in the
southerly prolongation of the westerly line of Tract
No. 27579, as per map recorded in book 736, page.92 and
93 of Maps in the office of the County Recorder of said
County; thence northerly along said southerly prolonga-
tion and the easterly.line of said land conveyed to Boyer,
North 30 501 00" East 393.07 feet to the southwesterly
corner of said Tract No. 27579; thence easterly along
the southerly line of said Tract No. 27579 and along the
easterly prolongation of said southerly line, South 790
00, 00" East 830.79 feet to a line which is parallel with
and 200 feet westerly, measured at right angles, from the
centerline of Nogales Street, 40 feet wide, as shown on
map of said Tract No. 27579; thence along said parallel
line, North 50 071 35" East 294.19 feet to the southerly
line of said Tract No. 27579; thence along said southerly
line, South 860 101 00" East 180.05 feet to the westerly
line of said Nogales Street; thence along said westerly
line of Nogales Street, South 50 07' 35" West 690.78 feet
to the northerly line of said Pomona Boulevard; thence
along said northerly line, North 790 00, 00" West 1002.93
• feet to the point of beginning.
Except the southerly 33 feet of said land.
Also except that portion lying southerly of the Westerly
prolongation of the northerly line of Lot 47 of the Forster
and Rowland Tract, in the City of West Covina, County of
Los Angeles, State of California, as per map recorded in
Book 20, Pages 14 and 15 of Maps, on file in the office
of the County Recorder of said County.

Parcel 2. That portion of Lotl31 of E. J. Baldwin's Fourth
uubdivision of a part of Rancho La Puente, in the City of
West Covina, County of Los Angeles, State of California,
as per map recorded in Book 8, Page 186 of baps, on file
in the office of the County Recorder of said County,
described as follows:
Beginning at the most northeasterly corner of said Lot
131; thence southwesterly along the northwest line of said
Lot 131, 256.29 feet to a line that bears south 480 34, 45"
East; thence along said last mentioned line South 48" 34,
45" East 195.00 feet; thence South 30 36, 40" East 123.81
feet -to the northerly line of Walnut Creek Wash as des-
cribed in Parcel 288, recorded in Book Number D 2062,
Page 683 of official records on file in the office of
the County Recorder of said County; thence northeasterly
along said northerly line to the southerly line of Cameron
Avenue (80 feet wide) as described in Instrument Number
3275, recorded on November 20, 1961, in Book D 1425, Page
801 of maps, on file in the office of said County Recorder;
thence northwesterly along said southerly line to the
point of beginning."
SECTION 3. The City Clerk shall certify to the -passage of
this ordinance and shall cause the same to be published as required by
law.

do hereby certify that the foregoing Ordinance No. 940 was regularly
introduced and placed upon its first reading at a regular meeting of
the City Council on the 13th day of September , 1965. That,
thereafter, said ordinance was duly aaopted and passed at a regular
meeting of the City Council on the 27th day of September 1965,
by the following vote, to wit:
