AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
'WEST COVINA AMENDING THE 'WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 345 - Hotchkiss and 'Wa.rshauer)
• The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission
and by the City Council, and that the public convenience, necessity
and general welfare and good zoning practice require that the following
zone changes and amendments be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.73 reading as follows:
119202.2.73. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the R-P Restricted Professional Zone, to wit:
PARCEL A:
The easterly 82.271 of Parcel 1: That portion of Lot
237 of E. J. Baldwin's Fifth Subdivision of part of the
Rancho La Puente, in the City of West Covina, County
of Los Angeles, State of California, as per map recorded
• in book 12 page 134 of Maps, in the office of the County
Recorder of said County, described as follows:
Commencing at the most westerly corner of said lot;
thence along the northwesterly line of said lot,
North 420 561 30" East 271.01 feet; thence South
470 03' 30" East 63.36 feet to a line that is
parallel with and distant northerly 160 feet, measured
at right angles, from the southerly line of said lot;
thence along said parallel line, South 880 481 30"
East 49.11 feet to the true point of beginning, thence
parallel with said northwesterly line of Lot 237, North
420 561 30" East 188.12 feet to the northerly line of
said lot; thence along said northerly line, South 880
491 50" East 134.79 feet to the westerly line of Tract
No. 16436, as per map recorded in book 376 pages 23 and
24 of Maps, in said office of the County Recorder- thence
along said westerly line, South 10 121 20" 'West 14o.43
feet to a line that is parallel with and distant northerly
160`,feet, measured at right angles, from the southerly
line of said lotthence along said last mentioned parallel
line, North 880 481 30" West 260.42 feet to the true point
of beginning.
PARCEL B :
• That portion of Lot 237 of E. J. Baldwin's Fifth Sub-
division of part of the Rancho La Puente, in the City of
West Covina, County of Los Angeles, State of California,
as per map recorded in book 12 pages 134 of Maps, in
the office of the County Recorder of said County described
as follows:
Beginning at a. point in the southerly line of said lot,
distant south 880 481 30" east along said line, 455 feet
from the most westerly corner of said lot; thence north
10 111 30" east 160 feet thence parallel with said
southerly line, south 88 481 30" east 82.27 feet to
the westerly line of Tract No. 16436, as per map
recorded in book 376 pages 23 and 24 of Maps, in said
office of the County Recorder; thence along said
westerly line south 10 021 20" west 160.00 feet to said
southerly line of Lot 237; thence along said southerly
line, north 88° 481 30" west 82.70 feet to the point
of beginning."
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.

after, said ordinance was duly ad'opted and passed at a. regular rieeting
of the City Council on the 9th day of August , 1965, by the
following vote, to wit:
