Ordinance - 922ORDINANCE NO. 922 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA AMENDING THE WEST COVINA MUNICIPAL CODE SO AS TO REZONE CERTAIN PREMISES. (Zone Change No. 336 - Jones and Howard) The City Council of the City of West Covina does ordain as follows: SECTION 1. The City Council does hereby find, determine and declare that the following zone changes and amendments were duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly held by the Planning Commission, and by the City Council, and that the public convenience, necessity and general welfare and good zoning practice require that the following zone changes and amendments be made. SECTION 2. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2.70 reading as follows: '19202.2.70. Zone Changes. Notwithstanding the provisions of Section 9202.2 and the Zoning Map referred to therein, the following described premises are hereby placed and included in the R-P Restricted Professional Zone, to wit: That portion of Lot 263 of E. J. Baldwin's Fifth Sub- division in the City of West Covina, County of Los Angeles, State of California according to the Map recorded in Book 12, Page 134 et seq. of Maps in the office of the County Recorder of said County, des- cribed as follows: • Beginning at the Southwest corner of Lot 264 of said subdivision; thence South 890 19, 25" East along said southerly line 648.53 feet to the Southeast corner of the lands described in the deed to Leonard Seiber Jones, a married man, recorded in Book 52997, Page 162 of Official Records of said County; thence North 00 41125" East along the Easterly line of said lands, 302.59 feet to the True Point of Beginning of this description; thence North 9° 47, 45" West 176.66 feet to the Southerly line of Tract No. 14681, according to the Map recorded in Book 310, Pages 15 and 16 of Maps in the office of the County Recorder of said County, and being the Southeast corner of Lot 62 of said tract, said point also being the Northerly line of the lands described in the deed to Leonard Seiber Jones, herein - above referred to; thence South 890 171 12" East along said Southerly line 130.00 feet; thence South 00 421 48" West 17.00 feet; thence South 890 171 12" East, parallel with said Southerly line 16.90 feet; thence South 00 41, 25" West 156.70 feet; thence North 890 171 12" West 114.74 feet to the True Point of Beginning. This Section shall be effective when and only when: (1) an easement for public street and highway purposes has been dedi- cated to or obtained by the City of West Covina for the extension of Merced Avenue, 80 feet wide, along the alignment shown on the General Plan of the City between .Glendora Avenue on the Northwest and the property presently owned by one William A. Wilson and the property presently owned by the City and acquired from John E. Skelton and Merrill B. Skelton on the Southeast; and (2) a strip of the above described property one foot in width adjacent to P-j • its entire frontage on Westcove Place and Truman Place has been deeded to the City in fee and the rights of ingress, egress and access between the above described property and Westcove Place and Truman Place has been surrendered and deeded to the City." SECTION 3. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be published as required by law. Passed and approved this loth day of May , 1965.
