Ordinance - 917I S� ORDINANCE NO. 917 �'`' _2 • AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA AMENDING THE WEST COVINA MUNICIPAL CODE SO AS TO REZONE A PART OF CERTAIN PREMISES. (Zone Change No. 319 - Home Savings and Loan Association) The City Council of the City of West Covina does ordain as follows : SECTION 1. The City Council does hereby find, determine and declare that the following zone changes and amendments were duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly held by the Planning Commission, and by the City Council, and that the public convenience, necessity and general welfare and good zoning practice require that the following zone change and amendment be made. SECTION 2. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2.58 reading as follows: "9202.2.58. Zone Changes. Notwithstanding the provisions of Section 9202.2 and the Zoning Map referred to therein, the following described premises are hereby placed and included in the R-2 Restricted Multiple Family Zone, to wit: That portion of Rancho La Puente in the City of West Covina, County of Los Angeles, State of California designated as 'Lot No. 1, 1769 46a', on the map showing partition of a portion of said Rancho, made by the referees appointed in Los Angeles County Superior Court Case No. 31298 entitled Exupere Sentous and Vincent Sentous, vs. Louis Sentous, and filed by said referees with their report, a certified copy of which map is recorded in Book 1260, page 163 of Deeds, described as follows: Beginning at the Northwesterly terminus of that certain course hereinbefore described in Parcel 1 as having a bearing and length of North 390 48' 20" West 134.01 feet; thence North 390 48' 20" East 63.05 feet to the beginning of a tangent curve concave Easterly having a radius of 1000.00 feet; thence Northerly along said curve an arc distance of 283.97 feet through a central angle of 160 16' 13"; thence tangent to said curve North 230 32' 07" West 300.89 feet to the beginning of a tangent curve concave Westerly having a radius of 1000.00 feet; thence Northerly along said last mentioned curve an arc distance of 228.25 feet through a central angle of 130 04' 40"; thence tangent to said last mentioned curve North 360 36' 47" West 633.25 feet to the beginning of a tangent curve concave Southeasterly having a radius of 600.00 feet; thence Northeasterly along said last mentioned curve an arc distance of 332.54 feet through a central angle of 890 03' 03"; thence tangent to said last mentioned curve North 520 26' 16" East 318.31 feet to the beginning of a tangent curve concave Northwesterly having a radius of 1000.00 feet; thence Northeasterly along said last mentioned curve an arc distance of 395.61 feet through a central angle of 220 40' 00"; thence tangent to said last mentioned curve North 290 46' 16" East 71.46 feet along the radial line of a non -tangent curve concave Southwesterly having a radius of 3640.00 feet to a point in said curve; thence Easterly along • said last mentioned curve an are distance of 712.00 feet through a central angle of 110 12' 26"; thence radially from said last mentioned curve South 400 58, 42" West 230.99 feet to a point in a non -tangent curve con- cave Southeasterly having a radius of 200.00 feet, a radial line of said curve to said point bears North 190 16, 11" East; thence Southwesterly along said last mentioned curve an arc distance of 244.92 feet through a central angle of 700 08, 12" to the beginning of a compound curve concave Northeasterly having a radius of 470.00 feet; thence Southerly along said last mentioned curve an arc distance of 855.91 feet through a central angle of 1040 20' 27" to the beginning of a compound curve concave Northeasterly having a radius of 2000.00 feet; thence Southeasterly along said last mentioned curve an arc distance of 343.43 feet through a central angle of 90 19' 22"; thence leaving said curve South 120 41' 21" West 382.20 feet to the beginning of a tangent curve concave Northwesterly having a radius of 1500.00 feet; thence Southwesterly along said last mentioned curve an arc distance of 737.76 feet through a central angle of 280 10, 49"; thence tangent to said last mentioned curve South 400 52' 10" West 195.32 feet to the point of beginning." SECTION 3. All of the remainder of the zone changes requested in the application for Zone Change No. 319 filed by Home Savings and Loan Association are hereby denied. SECTION 4. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be published as required by law. Passed and approved this STATE OF CALIFORNIA COUNTY OF LOS ANGELES SS.
