AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 331 - Moon's Eastland Flying A)
• follows: The City Council of the City of West Covina does ordain as
SECTION 1. The City Council does hereby find, determine and
declare that the following zone changes and amendments were duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission, and by the
City Council, and that the public convenience, necessity and general
welfare and good zoning practice require that the following zone change
and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.65 reading as follows:
"9202.2.65. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in the
C-2 General Commercial Zone, to wit:
Beginning at the northerly terminus of that certain course
described as "South 00 09' 58" East 142.43 feet 'in the
deed to the State of California, recorded on January 29,
1957 as Instrument No. 1307 in book 53494 page 152 of
Official Records of said county, said northerly terminus

being also a point in the southeasterly line of Barranca
Street, 66.00 feet wide as described in the deed to the
County of Los Angeles, recorded in book 13072 page 328
of said Official Records; thence along said course so
described in said first mentioned deed, South 00 09' 58"
East 133.55 feet; thence North 870 20' 25" West to a
point in the northwesterly line of said Barranca Street,
said point being the true point of beginning; thence
northeasterly along said northwesterly line to the
northerly prolongation of said course so described in
said deed to the State of California hereinabove mentioned;
thence along said prolongation South 00 09' 58" East to
said point in the southeasterly line of Barranca Street
hereinabove mentioned; thence continuing South 00 09'58"
East 112.54 feet to the beginning of a curve concave
westerly tangent to said last mentioned course and having
a radius of 20.00 feet; thence southwesterly along said
curve to its point of tangency with that certain course
hereinabove described as having a bearing of 'North 870
20' 25" West'; thence tangent to said curve North 870
20' 25" West to the true point of beginning.
Excepting from said Parcel 1 that portion thereof lying
west of the east line of the strip of land 66 feet wide,
described in the deed to the county of Los Angeles,
recorded February 4, 1892 in book 766 page 243 of Deeds.
ALSO EXCEPTING from Parcel 1 that portion thereof lying
north of a line drawn parallel with the north line of
said Lot 8 and distant 66 feet south therefrom.
ALSO EXCEPTING from said Parcel 1 that portion thereof
described as follows:

feet; thence North 876 20' 25" West to a point in
said southeasterly line of Barranca Street, said last
mentioned point being the true point of beginning;
thence northeasterly along said southeasterly line to
the southerly line of the land described in the deed
to Thompson A. Elliott and wife, recorded on March 12,
1957 as Instrument No. 2822 in book 53891 page 72 of
Official Records of said county; thence along said
last mentioned southerly line, South 870 20' 25"
East 59.96 feet to the most easterly corner of said
last mentioned land; thence southeasterly along that
certain course described as being concave southwesterly
and having a radius of 300.00 feet in the deed to the
State of California, recorded on June 24, 19514 as
Instrument No. 3162 in book 44906 page 35 of said
Official Records, to a line that bears South 870
20' 25" East from the true point of beginning; thence
North 870 20' 25" West to the true point of beginning.
Parcel 2
• That portion of Lot 8 in Block 26 of the Phillips Tract,
in the City of West Covina, County of Los Angeles, State
of California, as per map recorded in book 9 pages 3 and
14 of Miscellaneous Records in the office of the County
Recorder of said county, described as follows:
Beginning at the northerly terminus of that certain
course described as 'South 00 09' 58" East 1142.143
feet' in the deed to the State of California, recorded
on January 29, 1957 as Instrument No. 1307 in book
53494 page 152 of Official Records of said county, said
northerly terminus being also a point in the south-
easterly line of Barranca Street, 66.00 feet wide as
described in the deed to the County of Los Angeles,
recorded in book 13072 page 328 of said Official
Records; thence along said course so described in said
first mentioned deed, South 00 09' 58" East 133.55
feet; thence North 870 20' 25" West to a point in said
southeasterly line of Barranca Street, said last
mentioned point being the true point of beginning;
thence northeasterly along said southeasterly line
to the southerly line of the land described in the
deed to Thompson A. Elliott and wife, recorded on March
120 1957 as Instrument No. 2822 in book 53891 page -
72 of Official Records of said County; thence along
said last mentioned southerly line, South 870 20' 25"
East 59.96 feet to the most easterly corner of said
last mentioned land; thence southeasterly along that
certain course described as being concave southwesterly
and having a radius of 300.00 feet in the deed to the
State of California, recorded on June 24, 1954 as
Instrument No. 3162 in book 144906 page 35 of said
Official Records, to a line that bears South 870 20'
25" East from the true point of beginning; thence

SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.

regular meeting of the City Council on the 23rd day of February �
