AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING CERTAIN SECTIONS OF THE
WEST COVINA MUNICIPAL CODE RELATING TO SETBACKS
AND YARDS.
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The definition of "Yard, Rear" contained in
Section 9201 of the West Covina Municipal Code is hereby amended to read
as follows:
"YARD, REAR - A yard extending across the full width of
the lot or parcel of land. The depth of a required rear yard
shall be a specified horizontal distance between the rear lot
line and a line parallel thereto on the lot or parcel of land."
SECTION 2. Subsection (b) of Section 9203 of the West
Covina Municipal Code is hereby amended to read as follows:
"(b) Buildings. No building shall occupy any portion
of a required front or side yard, and in the case of reversed
corner lots, no building shall be erected upon such lot closer
than 5 feet in Area District I, 7 feet in Area Districts II,
IIA and III and 10 feet in Area Districts IV and V to the
property line of the required side yard of the abutting lot
to the rear, nor closer to the street side property line than
a distance representing one-half the required front yard of the
lot to the rear in the required rear yard. On any lot, no
building shall be located within 5 feet of the rear property
• line."
SECTION 3. Subsection (a) of Section 9203.3 of the West
Covina Municipal Code is hereby amended by the addition thereto of a
new paragraph 4 reading as follows:
"4. On any corner ,lot, no residence the front of which
would face the side street, shall be located within 12 ffeet
of the side street property line."
SECTION 4. Subsection (b) of Section 9204 of the West
Covina Municipal Code is hereby amended to read as follows:
"(b) Buildings. No building shall occupy any portion of
a required front or side yard, and in the case of reversed corner
lots, no building shall be erected upon such lot.closer than 5
feet in Area District I, 7 feet in Area Districts II, IIA and III,
and 10 feet in Area District IV and V to the property line of the
required side yard of the abutting lot to the rear, nor closer
to the street side property line than a distance representing
one-half the required front yard of the lot to the rear in the
required rear yard. On any lot, no building shall be located
within 5 feet of the rear property line."
SECTION 5. Subsection (a) of Section 9204.3 of the West
Covina Municipal Code is hereby amended by the addition thereto of a
new paragraph 4 reading as follows:
"4. On any corner lot, no residence the front of which
would face the side street, shall be located within 122 feet of
the side street.property line."

SECTION 6. Section 9220.6 of the West Covina Municipal Code
is hereby deleted.
SECTION 7. Section 9220.8 of the West Covina Municipal Code
is hereby amended to read as follows:
"9220.8. SAME. PERMISSIBLE COVERAGE OF REQUIRED REAR YARD.
Sixty percent of the required rear yard shall remain open.
The remaining forty percent of the required rear yard may be
covered by single story construction, provided that the portion
of the lot covered by structures shall not exceed thirty percent
of the total area of the lot if any portion of the main building
extends into the required rear yard."
SECTION 8. Section 9220.9 of the West Covina Municipal Code
is hereby amended to read as follows:
. 119220.9. SAME. UNCOVERED PORCHES AND PLATFORMS MAY PROJECT
INTO YARDS.
An uncovered porch, platform or landing place which does
not extend above the level of the first floor of the building
may extend or project into any required front, side or rear
yard not more than six feet except as permitted in Section
9220.8 provided such structure in a side yard shall not reduce
to less than three feet the unobstructed pedestrian way or side-
walk on ground level."
SECTION 9. Section 9220.12 of the West Covina Municipal
Code is hereby amended to read as follows:
"9220.12. SAME. 'WALL FENCE OR HEDGE MAY BE MAINTAINED.
A wall, fence or hedge forty-two inches in height may be
located and maintained on any part of a lot. A wall, fence or
hedge of greater height than forty-two inches may be located on
any part of a lot except in the required front yard, or a corner
lot required side yard adjoining a street, or closer to the side
street lot line of a reversed corner lot than a distance repre-
senting one-half the depth of the required front yard on the
adjoining lot to the rear. No wall, fence or hedge may be of
greater height than six feet except in allowable building area."
SECTION 10. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.
