ORDINANCE No. 887
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE NEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 320 - Metcalf)
. The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission,
and by the City Council, and that the public convenience, necessity
and general welfare and good zoning practice require that the following
zone changes and amendments be made.
SECTION 2. The Nest Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.53 reading as follows:
119202.2.53. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
'the R-P Restricted Professional Zone, to wit:
That portion of Lot 132 of E. J. Baldwin's 4th Sub-
division, in the City of West Covina, County of Los
Angeles, State of California, as per map recorded in
Book 8, page 186 of Maps, in the office of the County
Recorder of said County, described as follows:
• Beginning at the most southerly corner of said lot;
thence along the southwesterly line of said lot, North
480 071 West 351.3 feet; thence North 760 421 East
97.45 feet to the northeasterly line of the south-
westerly 80 feet of said lot; thence along said north-
easterly line South 480 071 East 295.66 feet to the
southeasterly line of said lot; thence along said
southeasterly line, South 410 531 West 80 feet to the
point of beginning.
EXCEPT therefrom that portion thereof included within the
following described lines:
Beginning at the most southerly corner of said lot;
thence North 480 281 25" West along the southwesterly
line of said lot, a distance of 108.94 feet to the true
point of beginning; being also the beginning of a curve
concave northeasterly and having a radius of 970.00 feet,
a radial line of said curve to said point bears South 490
44, 09" West; thence northwesterly along said last
mentioned curve through a central angle of 20 25' 55" an
arc distance of 91.96 feet; thence North 340 491 55" West
83.91 feet, more or less to the southeasterly line of the
land described in Certificate of Title No. EH-44894 on
file in the office of the Registrar of Titles of said
• County; thence northeasterly along said last mentioned
southeasterly line to the northeasterly line of the land
described in parcel 2 of the deed to the City of West
Covina recorded on March 21, 1962 as Instrument No. 3449
in Book D-1S51 page 5S3 of Official Records of said County;
thence along the boundary of said parcel 2 as follows:

North 340 491 55" West 20.82 feet to the beginning of a
tangent curve concave southwesterly and having a radius
of 1040.00 feet; northwesterly along said last mentioned
curve an arc distance of 19.48 feet; South 760 201 35"
West 67.10 feet to the southwesterly line of said lot;
thence southeasterly along the southwesterly line of
said lot; to the true point of beginning."
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required
by law.

I, ROBERT FLOTTEN, City Clerk of the City of West Covina,
do hereby certify that the foregoing Ordinance No. 887 was regularly
introduced and placed upon its first reading at a regular meeting of
the City Council on the 28th day of September , 1964. That,
thereafter, said ordinance was duly adopted and passed at a regular
meeting of the City Council on the 13th day of October , 1964,
by the following vote, to wit:

NOES: Councilmen Krieger, Nichols
