AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 315 - Mayer)
The City Council'of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission,
and by the City Council, and that the public convenience, necessity
and general welfare and good zoning practice require that the following
zone change and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.49 reading as follows:
"9202.2.49. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, -the
following described premises are hereby placed and included in
the R-4 High Density Multiple Family Zone, to wit:
Parcel 1: The northerly 350 feet of that portion of lots 4
an _oT Reichard Tract, in the City of West Covina, county
of Los Angeles, State of California, as per map recorded in
Book 10, Page 121 of Maps, in the office of the county.
Recorder of said county described as follows:
Commencing at the northeasterly corner of said Lot 5, thence
along the northerly line of the land originally described in
• Certificate of Title No. P 8170, on file in the office of the
registrar of Titles of said county, being the northerly line
of said Lot 5, North 870 31' 30" West 247.83 feet to the true
point of beginning;. thence North 870 31' 30" West 111.92 feet,
thence South 40 54' 41" West 711.19 feet to a line parallel
with and distant northerly 135 feet, measured at right angles
from the southerly lin8 of said Lot 4; thence along said
parallel line South 88 56' 30" East 111.93 feet to a line
which passes through the true point of beginning, and a point
in line parallel with and distant northerly 87 feet measured at
right angles from said southerly.line distant thereon North
88 56' 30" West 247.26 feet from the easterly line of said
Lot 4; thence North 40 55' 20" East 708.43 feet to the true
,point of beginning.
The southerly line of said northerly 350 feet shall be
parallel to the northerly line of the lot.
-Parcel 2: The northerly 350.00 feet measured at right
angles from said northerly line of those portions of Lot 4
and 5 of the Reichard Tract in the City of West Covina,
county of Los Angeles, State of California as per map
recorded in Book 10, Page 121 of Maps, in the office of the
county Recorder of said county described as follows:
Beginning at a pooint in theeasterly line of said Lot 5,
distant North 4 59' 30" East 802.13 feet from the south-
easterly corner of said Lot 4, said point of beginning
` being the most northerly corner of the land described in
Certificate of Title No. MU 6079 on file in the office of

the registrar of Titles of said county; thence, southerly
along the westerly line of said land, being a curve concave
westerly and tangent to said easterly line having a radius
of 795.00 feet, through a central angle of 130 11' 09" a
distance of 182.96 feet to a point to which a radial of
said curve bears south 710 49' 21" East, thence, along said
westerly line and the easterly line of the land described in
Certificate of Title No. NC 8419 on file in the office of
said registrar, South 210 12' 52" West 568.57 feet to a
point in a line that is parallel with and distant 87.00 feet
northerly at right angles from the southerly line of said
Lot 4; distant along said parallel line North 880 56' 30"
West 180.23 feet from the,easterly line of said Lot 4; thence,
along last mentioned parallel line North 880 56► 30" West
67.03 feet; thence, North 40 551 20" East 756.54 feet to a
point in the northerly line of the land described in
Certificate of Title No. P 8170 on file in the Office of said
Registrar, distant North 870 31' 30" West 247.83 feet from
the northeasterly corner of said Lot 5; thence, South 870
31' 30" East 247.83 feet to said northeasterly corner; thence,
South 40'59' 30" West 34.87 feet to the point of beginning.
EXCEPT therefrom that portion of said land conveyed to
State of California, recorded 1/22/54 as Instrument No. 1116-W
in the office of the registrar of Land Titles of said County.
That portion of Lot 5 of the Reichard .Tract, in the City of
West Covina, county of Los Angeles, State of California, as
per map recorded in Book 10,' Page 121 of Maps, in the office
of the County Recorder of said county, described as follows: .
Beginning at the northeasterly corner of said Lot 5; thence,
• along the northerly line of the land described in Certificate
of Title No. P 8170 on file in the office of the Registrar of
Titles of said County, being the northerly line of said Lot 5,
North 870 31' 30" West 359.75 feet to the true point of be-
ginning; thence continuing North 870 31' 30" West 111.93 feet
to the northwesterly corner of said land; thence along the
westerly line of said land, South 40 54, West 300.00 feet;
thence parallel with the northerly line of said lot, South
870 31' 30" East 111.93 feet, more or less, to a line which
bears South, 40 54, 41" West from the true point of beginning;
thence North 40 54, 41" East 300.00 feet to the true point
of beginning."
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required
by law.

thereafter, said ordinance was duly adoptedaclopted and passe at a regular
meeting of the City Council on the 28th day of September 1964,
by the following vote, to wit:
