ORDINANCE nNO. 878
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE 'WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Changes No. 312 and 313 - City Initiated)
The City Council of the City of West Covina does ordain\as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission,
and by the City Council, and that the public convenience, necessity
and general welfare and good zoning practice require that the following
zone changes and amendments be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.48 reading as follows:

That portion of Lot 3, of the Reichard Tract, in the
City of West Covina, County of Los Angeles, State of
California, as shown by map recorded in Book 10, at page
21 of Maps, on file in the office of the County Recorder
of said County, described as follows:
Beginning at the southeast corner of Lot 1 of Tract
21431 in the City of West Covina., County of Los Angeles,
State of California, as shown by map recorded in Book
594, at pages 30 and 31 of Maps, on file in the office
of the County Recorder of said County; thence south 880
221 53" east 105.50 feet; thence parallel with the
southerly extension of the easterly line of said Lot 1,
South 40 54, 001 west 227.66 feet to the beginning of
a curve concave northeasterly having a radius of 25.00
feet and,a central angle of 450 001 00", thence southerly
along said curve an are distance of 40.92 feet; thence
south 890 341 30" east 80.00 feet more or less to the
easterly line of Lot 3, of said Reichard Tract; thence
north along the southerly extension of the east line of
Lot 1 of said Tract 21431, a distance of 254.30 feet
to the point of beginning of this description.

of West Covina, County -of Los Angeles, State of Cali-
fornia, as per map recorded in Book 10, Page 121 of Maps,
on file in the office of the County Recorder of said
County, described as follows:
Beginning at the southwest corner of Lot 84, Tract 12002,
as per map recorded in Book 381, pages 8 and 9 of Maps,
Records of said County; thence along the southerly line
of said Lot 84 South 880 221 53" East 170.92 feet to the
southeast corner of said Lot 84; thence along the
westerly line of Yaleton Avenue as shown on said map
of Tract 12002, South 30 57' 52" West 283.03 feet to the
north line of Garvey Boulevard 157 feet wide, as shown
on map of said Tract 12002; thence along said north
line North 890 49, 42" West 171.16 feet to the west
line of said Lot 4; thence North 30 571 52" East 287.36
feet to the point of beginning.
EXCEPT that portion of said land, described in the deed
to the State of California, recorded on August 5, 1954,
as Instrument No. 3317 in Book 45250, page 248, Official
Records, in said Recorder's office.
ALSO EXCEPT therefrom the "precious metals and ores
thereof" as excepted from the partition between John
Rowland, Sr., and William Workman, in the partition
deed recorded in Book 10 page 39 of Deeds.

Beginning at a point in the westerly line of said Lot 4,
distant south 4 54, west 485 feet, from the northwesterly
corner of Lot 5 of said tract; thence parallel with the
northerly line of said Lot 5, south 87 311 30" east
197.95 feet, to the true point of beginning; thence
pparallel with the westerly line of said Lot 4, south
40 50 west 282.32 feet, to a line parallel with and
• distant 87 feet northerly, measured at right angles,
from the southerly line of said Lot 4; thence south 880
561 30" east 126.64 feet along said last mentioned
parallel line, to a -line bearing north 100 31 30" east
from a point on said southerly line of Lot 4, distant
north 880 56f 30" west 536.85 feet, from the south-
easterly corner of said Lot 4; thence easterly along a
tangent curve concave northerly and having a radius of
779 feet, through a central angle of 50 18' 3511, an are
distance of 72.19 feet, to a line which passes through
a point in the southerly line of said Lot 4, distant
thereon south 880 561 30" east 396.45 feet, from the
southwesterly corner of said Lot 4, and also through a
point in the northerly line of Lot 5 of said tract,
distant thereon north 870 311 30" west 471.68 feet from
the northeasterly corner of said Lot 5; thence north 40
541 east 273.99 feet, along said last mentioned line,
to a line parallel with said northerly line of Lot 5,
which passes through the true point of beginning; thence
north 870 311 30" west 197.95 feet, to the true point of
beginning.
EXCEPTING therefrom that portion thereof conveyed to the
State of California by deed registered October 27, 1954
as Document No. 17222-W, and the westerly 27.00 feet,
measured at right angles, as conveyed by deed to the
City of 'West Covina recorded on March 31, 1959 as
Document No. 3261.
The southerly 180 feet of the westerly 47 feet of that
portion of Lot 5, of the Reichard Tract, in the City of
West Covina, County of Los Angeles, State of California,
as shown by map recorded in Book 10 at page 121 of Maps,
on file in the office of the County Recorder of said
County, described as follows:

Reichard Tract; thence North 87° 54, 40" West 359.75 feet
along the northerly line of the land originally described
in Certificate of Title No. P-8170, being also the Northerly
line of said Lot 5; to the true point of beginning; thence
south 40 311 31" West 692.15 feet to a line parallel with
and distant 154.00 feet northerly, measured at right angles,
from the southerly line of Lot 4 of said Reichard Tract;
thence North 890 19, 40" West along said parallel line
111.93 feet to the westerly line of the land described
in said Certificate of Title No. P-8170; thence along
said westerly line North 40 301 50" east 692.15 feet more
or less, to the northerly line of land described in said
Certificate No. P-8170; being also the northerly line of
