ORDINANCE N0, 872
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 307 - Riding)
The City Council of the City of West Covina does ordain
as follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission
and by the City Council, and that the public convenience, necessity
and general welfare and good zoning practice require that the follow-
ing zone change and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby
amended by the addition thereto of a new section 9202.2.44 reading
as follows:
"9202.2.44. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the C-1 Neighborhood Commercial Zone, to wit:
That portion of Lot 167 of E. J. Baldwin's Fourth Sub-
division of the Rancho La Puente, in the City of West
Covina, County of Los Angeles, State of Calif., as per
map recorded in Book 8 Page 166 of Maps, in the office
of the county recorder of said county, described as
follows:
Beginning at the most easterly corner of said lot, thence
South 42 41' 30" West along the southeasterly line of
said lot a distance of 341.55 feet to the true point of
beginning thence North 730 54' 00" West 625.31 feet;
thence South 420 39' 00" West 74.22 feet to the most
northerly corner of the land described in the deed to
the Corporation of the Presiding Bishops of the Church
of Jesus Christ of Latter Day Saints recorded on
September 27, 1955 as Instrument No. 1659 in book 49064
page 210 of Official Records, in the office of said
County recorder; thence along the northeasterly line of
the land described in said deed as follows: South 640
28' 34" East 364.10 feet to an angle point and South
690 33' 30" East 228.33 feet to the southeasterly line
of said lot 167; thence along said southeasterly line
North 420 41' 30" E. 160.24 feet to the true point of
beginning.
Excepting therefrom beginning at a point in the south-
easterly line of said lot, distant along said line,
South 420.01' 05" West 341.55 feet, from most easterly
corner of said lot; thence North 740 34' 25" West
160.36.feet; thence South 130 57' 36" West 24.90 feet,
to the beginning of a tangent curve concave westerly
having a radius of 950.00 feet; thence southerly, along
said curve through a central angle of 60 41' 31" an arc
distance of 110.96 feet to the northeasterly line of
land described in the deed to the corporation'of the
Presiding Bishop of the Church of Jesus Christ of
Latter -Day Saints, recorded on September 27, 1955 as

Instrument No. 1659 in book 49064 page 210 of
Official records, on file in the office of said County
recorder; thence along the Northeasterly line of the
land described in said deed, South 700 13' 55" East
92.19 feet, more or less, to the Southeasterly line of
said lot, thence along said southeasterly line, North
420 01' 05" East 159.59 feet, to the point of
beginning."
SECTION 3. The City Clerk shall certify to the passage
of this ordinance and shall cause the same to be published as required
by law.
