Ordinance - 870ORDINANCE NO. 870 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA AMENDING THE WEST COVINA,MUNICIPAL CODE SO AS TO REZONE CERTAIN PREMISES. (Zone Change No. 305 - Kawakami) . The City Council of the City of West Covina does ordain as follows: SECTION 1. The City Council does hereby find, determine and declare that the following zone change and amendment was duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly held by the Planning Commission, and by the City Council, and that the public convenience, necessity and general welfare and good zoning practice require that the following zone change and amendment be made. SECTION 2. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2.43 reading as follows: "9202.2.43. Zone Changes. Notwithstanding the pro- visions of Section 9202.2 and the Zoning Map referred to therein, the following described premises are hereby placed and included in the R-3 Medium Density Multiple Family Zone, to wit: Parcel 1: Registered Land That portion of Lot l of Eugene Riggins Subdivision of the Hathaway Tract, as shown on map recorded in Book 53, Page 37, of Miscellaneous Records, in the office of the County Recorder • of said County, described as follows: Beginning at the intersection of the easterly line of said Lot 1 and the northerly line of said Lot as per agreement in Document filed as No. 15257-1 entered on Certificate of - Title No. IQ - 78656 in the office of the Registrar of Land Titles of said County; thence along said northerly line N. 880 18' 29" W., 10.50 feet to a line which bears S. 190 09' 46" W., from a point in the easterly line of Lot 2 of said Tract, said point being N. 40 13' 33" E., 438.04 feet along the center line of Orange Avenue (as shown on said Tract) and N. 850 46" 27" W., 30.00 feet, from the intersection of said center line with the center line. of Pacific Avenue per final decree of Condemnation filed as Document No. 190540 inthe office of said Registrar; thence S. 190 09' 46" W., to a point distant S. 190 09' 461' W., 77.59 feet from said point in the east line of Lot 2; thence No. 850 46" 27" W., 27.23 feet -:,to the beginning of a tangent curve concave to the south- east and having a radius of 198.00 feet; thence southwesterly along said curve, a distance of 173.35 feet; thence tangent to said curve, S. 440 03'' 48" W., 33.19 feet; thence S. 880- 58' 59" W. 21.24 feet to the northeasterly line of said Pacific Avenue; thence along said northeasterly line, S. 460 05' 48" E., 55.55 feet to a direct line connecting a point in said center line of Pacific Avenue, distant thereon, N. 460 05' 48" W., 312.34 feet from the intersection of said last • mentioned center line with said easterly line of Lot 1, and a point in said last mentioned easterly line, distant N. 40 13' 33" E. 225.56 feet from said last mentioned intersection; thence along said direct line, N. 880 oil 10" E., 200.10 feet to said last mentioned easterly line; thence along said last mentioned easterly line, N. 40 13' 33" E., 148.53 feet to the point of beginning. -1- • n U Parcel 2: (Registered Land) That portion of said Pacific Avenue, described as follows: Beginning at the intersection of said direct line with said northeasterly line; thence along said northeasterly line, N. 460 05' 48" W., 55.55 feet to the southwesterly terminus of that certain course described in Parcel 1 above as S. 880 58' 59" W., thence at right angles to said northeasterly line, S. 430 54' 12" W., 30 feet to said center line thence along said center line, S. 460 05' 48" E., 26.46 feet to said direct line; thence along said direct line, N. 880 O1' loll E.,,,,,.41.79 feet to said point of beginning. Parcel 3: (Non -Registered Land) That portion of Lot 2 of said Eugene Riggins Subdivision of the Hathaway Tract, described as a whole as follows: Commencing at a point in the easterly line of said lot distant, N. 40 13' 33" E., 438.04 feet, along the center line of said Orange Avenue and N. 850 46' 27" W., 30.00 feet, from the inter- section of the center line of said Orange Avenue with the center line of said Pacific Avenue; thence S. 190 09' 46" W., to the southerly line of said lot; thence Easterly, along said southerly line to said easterly line; thence along said, easterly line, N. 40-131 33" E., to said point of beginning. The southerly 99 feet of the easterly 300 feet of lot 2 of Eugene Riggins Subdivision of Hathaway Tract, in the City of West Covina, as per map recorded in book 53 page 37 of Miscel- laneous Records, in the office of the county recorder of said county." SECTION 3. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be published as required by law. Passed and approved this 27th day of July 1964.
