AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 303 - Frank Bowker)
follows: The City Council of the City of West Covina does ordain as
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission
and by the City Council, and that the public convenience, necessity
and general welfare and good zoning practice require that the following
zone change and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.E+2 reading as follows:
119202.2.42. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the C-3 Heavy Commercial Zone, to wit:
That portion of Lot 168 of E. J' Baldwin's Fourth
Subdivision, in the City of West Covina, County of Los
Angeles, State of California, as per map recorded in
book 8 page 186 of Maps, in the*office of the County
Recorder of said County, described as follows:
• Beginning at the most southerly corner of said Lot 168
(said corner being in the northwesterly line, of Glendora
Avenue; thence northeasterly along the southeasterly line
of said lot, a distance of 194.73 feet to an angle in
said southeasterly line; thence northeasterly still
along said southeasterly line 106.E+5 feet; thence north-
westerly, along a line, which if prolonged, would inter-
sect at a point in the northwesterly line of said lot,
distance along said northwesterly lot line 300 feet
northeasterly from the most westerly corner of said lot
(said corner being in the southeasterly line of Cali-
fornia Avenue) to the easterly line of the land des-
cribed in the deed to.said City .of West Covina, recorded
on Auggust 21, 1958, as Instrument No. 3992 in Book D-193
page 810 of Official Records of said County, and the true
point of beginning; thence southerly along said easterly
line to the northerly line of the land designated as
Parcel No. 481, in final order of condemnation, entered
in Superior Court Los Angeles County, Case No. 759,394,-a
certified copy of which was recorded on January 9, 1963;
as Instrument No. 4725 in Book M-1176 page 349 of said
Official Records; thence in a general easterly direction
along said northerly line of said Parcel No. 481 to the
northwesterly line of the land designated as Parcel No.
553, in final order of condemnation, entered in Superior
Court Los Angeles County, Case No. 765,335, a certified
copy of which was recorded January 9, 1963, as instrument
No. 4724 in Book M-1176 page 342 of said Official Records;
thence northeasterly along said northwesterly line of said
Parcel No. 553 to the northwesterly line of the land desig-
nated as Parcel No. 554, in said final order of condemnation,
entered in Superior Court, Los Angeles County, Case No.
765,335; thence northeasterly, southeasterly and north-
easterly along said northwesterly line of said Parcel No.
554 to said hereinabove mentioned line which intersects
said northwesterly lot line 300 feet from said most
westerly corner of said lot; thence northwesterly along
said line to the true point of beginning.
EXCEPT that portion granted to the City of West Covina
on September 24, 1963 recorded as Instrument No. 888
. Book D-2215 page 231 in -the Official Records of said
- County.",
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.
Passed and approved this 13th day of July 1964.

do hereby certify that the foregoing Ordinance No. 868 was regularly
introduced and placed upon its first reading at a regular meeting of
the City Council on the 22nd day of June , 1964. That,
thereafter, said ordinance was duly adopted and passed at a regular
meeting of the City Council on the 13th day of July ,. 1964,
