AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 304 Fairfield Homes Inc.)
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission
and by the City Council, and that the public convenience, necessity
and general welfare and good zoning practice require that the follow-
ing zone change and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby
amended by the addition thereto of a new section 9202.2.41 reading
as follows:
119202.2.41. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the C-1 Neighborhood Commercial Zone, to wit:
Those portions of Lots 186 and 187 of E. J. Baldwin's
Fifth Subdivision in the City of West Covina, County
of Los Angeles, State_of California, as shown on
map recorded in Book 12, Pages 134 and 135 of Maps,
Records of said County, described as follows:
• Beginning at the most Northerly corner of Lot 65 of
Tract No. 17479 as shown on map recorded in Book 524,
Pages 43 and 44 of said Maps; thence South 44° 171 30"
West along the most northwesterly line of:said lot
150.00 feet; thence North 400 19, 12" West 185.82
feet to a point in a line which is parallel with and
distant 40 feet Southeasterly, measured at right angles
from the center line of Glendora Avenue, 60 feet in
width, as shown on map of said Tract No. 17479, said
point being distant South 44" 171 30" West 125.00 feet
from the Southwesterly terminus of that certain curve
in the Southwesterly line of Walnut Creek Parkwa , 60
feet in width, shown on map of said Tract No. 17 79 as
having a radius of 25 feet and a length of 39.27 feet;
thence North 45° 421 30" West 10.00 feet to the South-
easterly line of said Glendora Avenue; thence North 44°
171 30" East 125.00 feet to the Southwesterly boundary
line of said Tract No. 17479; thence Southeasterly along
the boundary line of said tract, being also the South-
easterly line of Walnut Creek Parkway, 60 feet in width,
to the point of beginning."
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.
Passed and approved is 13th day of July 1964.

do hereby certify that the foregoing Ordinance No. 867 was regularly
introduced and placed upon its first reading at a regular meeting of
the City Council on the 22nd day of June , 1964. That,
thereafter, said ordinance was duly adopted anU passed at a regular
meeting of the City Council on the 13th day of July 1964,
by the following vote, to wit:
