AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Changes No. 288 & 289 - Gordon)
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission,
and by the City Council, and that the public convenience, necessity and
general welfare and good zoning practice require that the following zone
changes and amendments be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.32reading as follows:
119202.2.ag. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred.to therein, the.
following described premises are hereby placed and included in
the R-3 Medium Density Multiple Family Zone,, to -wit:
That portion of Lots 112 and 113 of.-E. J'. Baldwints
Fourth Subdivision of the Rancho La'Puente, in the
City of West Covina, County of Los.Angeles, State of
California, as per map recorded in Book 8, page 186 of
Maps in the office of the County Recorder of said County
described as follows:
• Beginning at a point in the southeasterly line of said
Lot 112, distant North 410 53, 40" East 1587.04 feet
from the most southerly corner of Lot 111 of said E. J.
Baldwin's Fourth Subdivision, thence North 480 07, 40"
West 446.26 feet to the true point of beginning for
this description;'said true point of beginning being
on a line which is parallel with the southerly line of
land acquired by the State of California in deed recorded
in Book 17828 page 165 of Official Records of said County,
and passes through the most easterly corner of Tract
No. 12907, as per map recorded in Book 244, pages 16
and 17 of maps in the office of said County Recorder;
thence along said parallel line North 830 16' 35"
East;161.97 feet to a line which is perpendicular to
the northeasterly line of said Lot 112 and passes
through a point in said northeasterly.line, distant
.North 48° 10t 10" West 340 feet from the most easterly
corner of said Lot 112; thence North 410 49, 50" East
110.12 feet to said point in said northeasterly line;
thence along said northeasterly line South 480 10t 10"
East 64.27 feet more or less to the most southeasterly
line of Pacific Avenue undercrossing as same existed
January I, 1964; thence along said southwesterly line
North.41 201 51" West 55.52 feet; thence North 390 531
03" West 78.81 feet; thence North 340 151 00" West
105.08 feet to a point on the easterly prolongation of
the northerly line of deed recorded in Book 41551 page
364 of Official Records of said County; thence along
last said northerly line South 830 161 35" West 373.78
feet to the most westerly corner of deed recorded in
Book 41736 page 114 of said Official Records; thence
along.the southwesterly line of last mentioned deed and
the southeasterly prolongation thereof South 480 07t 59"
East 309.63 feet to the true point of beginning."

SECTION 3. The West Covina Municipal Code is hereby
amended by the addition thereto of a new section 9202.2.33 reading as
follows:
"9202.2•33, Zone Changes. Notwithstanding the provisions
of Section 9202:2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in the C-1
Neighborhood Commercial Zone:
That portion of Lot 113 of E. J. Baldwin's Fourth Sub-
division in the City of West Covina, County of Los
Angeles, State of California, as per map recorded in
Book 8, Page 186 of Maps in the office of the County
Recorder of said County described as follows:
Beginning at the most southerly corner of said Lot 113
thence North 410 151 27" East 108.00 feet; thence along
the notherly line of land described in Parcel 2 of
Certificate No. W-211 on file in the office of Registrar
of Titles South 860 44, 07" Nest 28.13 feet to the
beginning of a non -tangent curve concave northeasterly
having a radius of 900 feet, a radial line to said curve
bears North 42° 411 21" East; thence northwesterly along
said curve an are distance of 225.88 feet to the true
point of beginning; thence continuing along said curve
an are distance of 162.17 feet to the southerly line
of the San Bernardino freeway right of way as same
existed January 7, 1964; thence North 820 42► 10" East
158.81 feet; thence South 60 Oil 18" West 155.85 feet;
thence South 820 38, 41" West 66.26 feet to the true
point of beginning."
SECTION 4. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.
