AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 286 - City Initiated)
The City Council of the City of West Covina does ordain as
follows:
-SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated; that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission,
and by the City Council, and that the public convenience, necessity and
general welfare and good zoning practice require that the following zone
changes and amendments be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.2'9 reading as follows:
119202.2.29'. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the R-4 High Density Multiple Family Zone, to -wit:
Parcel No. l.:
The easterly 313.E+6 feet measured from the westerly line
of Azusa Avenue, 66 feet wide, of lot 8 of block 8 of Phillips
Tract in the City of West Covina, County of Los Angeles,
State of California, as per maps recorded in Book 9, Pages
3 and 4 of Miscellaneous Records, on file in the office of
the County Recorder of said County;
• EXCEPT the easterly 157.00 feet of the southerly 140.00 feet.
ALSO EXCEPT the easterly 17.00 feet thereof.
Parcel No. 2.:
The northerly 240.00 feet of the westerly 312.E+8 feet
measured from the easterly line of Azusa Avenue, 66 feet
wide, of lot 5 of block 9 of the Phillips Tract, in the
City of West Covina, County of Los Angeles, State of Cali-
fornia, as per maps recorded in Book 9 Pages 3 and 4 of
Miscellaneous Records, on file in the office of the County
Recorder of said County.
EXCEPT the westerly 17.00 feet thereof."
SECTION 3. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.30 reading as follows:
119202.2.36. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
westerly 142 feet of the southerly 140 feet of the following des-
cribed property is hereby placed and included in the C-1 Neighborhood
Commercial Zone and all the remainder of the following described
property not so zoned C-1 and not included in Section 9202.2.2'
is hereby placed and included in the R-P Residential Professional
Zone:
The westerly 312.48 feet measured from the easterly line of
Azusa Avenue, 66 feet wide, of lot 5 of block 9 of the Phillips
Tract, in the City of West Covina, County of Los Angeles,
State of California, as per maps recorded in Book 9 Pages 3
and 4 of Miscellaneous Records, on file in the office of the
County Recorder of said county.
EXCEPT the westerly 17.00 feet thereof."

SECTION 4. The City Clerk shall certify to the passage of
this ordinance and shall cause the.same to be published as required by
law.
