AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 2714 - Annexations - City Initiated)
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission
and by the City Council, and that the public convenience, necessity and
general welfare and good zoning practice require that the following zone
changes and amendments be made.
SECTION 2. The Nest Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.26 reading as follows:
119202.2.26. Zone Changes. Notwithstanding the provisions
of Sections 9202.2 and 9217.1 and the Zoning Map referred to
therein, the following described premises are hereby placed and
included in the R-1 One -Family Zone, Area District I, to -wit:
(1) Northerly Annexation District No. 176 except that
portion thereof included within Zone Change No.
235 as described in Ordinance No. 758 adopted October
15, 1962.
(2) Southerly Annexation District No. 169.
(3) Southerly Annexation District No. 168.
(14) That portion of Nest Covina Southerly Annexation
District 158 as per Ordinance 604 legally described
as follows: Beginning at a point in the south-
westerly corner of Lot 2 as per deed recorded in
Book 15992-27 of official records of the County
Recorder, County of Los Angeles, State of Cali-
fornia; thence along the northerly line of La
Puente Road South 730 53' 25" East 3148.148 feet,
North 700 1141 3511 East 114714.75 feet and North
60° 26, 35" East 470 feet more or less; thence
North 29 33, 25" West 300 feet perpendicular
to said last mentioned bearing; thence parallel with
and distant 300 feet northerly measured at right
angles from said northerly line of La Puente Road,
South 60° 261 35" West 490 feet more or less;
South 700 1141 35" West 1300 feet more or less and
North 730 53' 25" West 320 feet more or less to
a point on the westerly line of said Lot 2; thence
South 50 201 30" Nest along said westerly line to
the point of beginning."
SECTION 3. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.27 reading as follows:
"9202.2.27. Zone Changes. Notwithstanding the provisions

No. 177 as per Ordinance 766 legally described as follows:

Beginning at the southwesterly corner of Lot 19 Tract No.
930 in the City of West Covina, County of Los Angeles,
State of California, as per map recorded in the office
of the County Recorder of said County in Book 17 at pages
38 and 39, thence South 89° 211 0011 East 630.00 feet to
the northwesterly corner of Lot l Tract No. 27383 recorded
in Map Book 694 pages 55 and 56 of said County Recorder,
said point being the true point of beginning; thence South
0° 40t 32" West 824.00 feet along the westerly line and its
southerly prolongation of said Tract No. 27383; thence
South 890 211 0011 East 510.12 feet; thence North 73° 46,
3611 East 30.00 feet, to the beginning of a curve concave
easterly having a radius of 260.00 feet and a delta of 670
OOt 50"; thence along said curve an are distance of 304.10
feet; thence North W 47, 26" East 50.82 feet, said point
lying on the southerly prolongation of the easterly line
of said Tract 27383; thence North 00 391 0011 East 507.67
feet alon said easterly line to the northeasterly corner
of Lot (1 ) of said Tract 27383; thence North 89" 211 0011
West 659.64 feet along the northerly line of said tract
to the true point of beginning."
SECTION 4. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.28 reading as follows:
119202.2.28. Zone Changes. Notwithstanding the provisions
of Sections 9202.2 and 9217.1 and the Zoning Map referred to therein,
the following described premises are hereby placed and included in
the R-1 One -Family Zone, Area District III, to -wit. -
That portion of West Covina Southerly Annexation District
No. 177 as per Ordinance 766 described as follows: Beginning
at the northeast corner of the land described per 0. R.

SECTION 5. The City Clerk shall certify to the passage of
this ordinance and shall publish the same as required by law.
