AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 266 - James)
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone change and amendment was duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission,
and by the City Council, and that the public convenience, necessity and
general welfare and good zoning practice require that the following zone
change and amendment be made.
SECTION 2. The West Covina Municipal.Code is hereby amended
by the addition thereto of a new section 9202.2.23 reading as follows:
"9202.2.23. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the R-2 Restricted Multiple Family Zone, to -wit:
Parcel 1: Lot 22 of Tract No. 10330, in the County of
Los Angeles, State of California, as per map recorded in
Book 161 Pages 22 to 31 inclusive of Maps, in the office
of the County Recorder of said County.
EXCEPT that portion thereof lying Northerly of that certain
curve described in the deed to State of California, recorded
July 18, 1942 in book 19495 page 7 of Official Records, as
having a radius of 1617 feet.
Parcel 2: That portion of the 25 foot alley and that
portion of Loreneita Drive, as shown on the map of said
Tract No. 10330, adjoining said lot 22 on the Northeast,
which lies between the southerly line of. Parcel III des-
cribed in the deed to State of California, recorded July
18, 1942 in book 19495, page 7 of Official Records, and
the southerly continuation of the curve in the north-
easterly line'of Lorencita Drive, which has a radius of
325 feet and a length of 41.72 feet.
Parcel 3: That portion of Lot 21 of Tract No. 10330, in
the City of West Covina, County of Los Angeles, State of
California, as per map recorded in Book 161, pages 22 to
31 inclusive of Maps, in the office of the County Recorder
of said county, described as follows:
Beginning at a point in the easterly line of said Lot 21
that is distant thereon North 140 061 55" West 377.70 feet
from the most southerly corner of said lot; thence South
W 43i 25" West 124.00 feet, thence N 770 13' 33" West
114.27 feet; thence South 800 431 25" West 155.35 feet;
more or less, to a line that is parallel with the easterly
line of said lot and passes through a point in the north-
westerly line of said lot that is distant thereon north
340 15' 28" East 88.04 feet from the most westerly corner
of said lot; thence along said parallel line, North 140
o6l 55" West 151.60 feet to the northwesterly line of said
lot; thence along said northwesterly line, North 340 151 28"
East 300.02 feet, more or less, to the southerly line of
the land described in the deed to the State of California,

recorded on September 14, 1954 as Instrument No. 4055 in
Book 45573, page 285 of Official Records of said County;
thence along the southerly line of said last mentioned
land South 740 08l 42" East 179.51 feet to the easterly
line of said lot; thence along said easterly line, South
14° 06' 55" East 338.40 feet, more or less, to the point
of beginning.
S Parcel 4: That portion of lot 20 of Tract No. 10330, as
per map recorded in book 161 pages 22 to 31 inclusive of
Maps, lying southwesterly of the southwesterly line of
Parcel 1, as described in the deed to the State of Cali-
fornia, recorded in book 19520, page 128, Official Records,
in the office of the County Recorder of said County.
EXCEPTING the Northwesterly 20 feet of that portion of said
lot 20, lying southwesterly of the southwesterly line of
Parcel 1, as described in the deed to State of California,
recorded August 114, 1942 in book 19520 page 128, Official
Records of said County.
Parcel 5: Those portions of Lots 18 and 20, Tract No.
10330 in the City of West Covina, County of Los Angeles,
State of California, as per map recorded in Book 161,
pages 22 thru 31 inclusive of Maps on file in the office
of the County Recorder of said County, described as follows:
Beginning at the intersection of the Northwesterly line
of said Lot 18 with the Southwesterly line of the land
described in Deed to the State of California as recorded
in Book 46733, page 322 of Official Records, Records of
said County; thence South 440 22t 16" West along said
• Northwesterly line 86.49 feet to the most Southwesterly
corner of said Lot 18; thence South 41° 381 35" East along
the Southwesterly line of said Lot 18 and the Southwesterly
line of Lot 20, 445.12 feet to a point in the Southeasterly
line of the Northwesterly 20 feet of said Lot 20; thence
North 440 04t 40" East along said parallel line, 253.90
feet, more or less, to a point in the Southwesterly line in
the land described in said deed to the State of California;
thence North 580 221 56" West 2.56 feet to an angle point
therein; thence continuing along said Southwesterly line
North 650 48, 11" West along said Southwesterly line, a
distance of 217.13 feet to an angle point therein- thence
continuing along said Southwesterly line North 609 06i O1"
West, 244.19 feet,to the point of beginning."
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.
