AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
'LEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 274 - City Initiated)
The City Council of the City of West Covina does ordain as
• follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone changes and amendments were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission
and by the City Council, and that the public convenience, necessity and
general welfare and good zoning practice require that the following zone
changes and amendments be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.21 reading as follows:
119202.2.21. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the R-1 One -Family Zone, to -wit:
Tracts 19226, 24002, 25770, 26483, 26791, 26966, 27022,
27197, and 27528.
Metes and Bounds
Subdivisions 135-182, 135-188, 135-191, 135-193, and
135-202.
St. Timothy's Lutheran Church - 1203 W. Puente Avenue:
• Bounded on the South by Puente Avenue, and on the West,
North, and East by Tract No. 20341.
Christ Lutheran Church, 311 S. Citrus Street: Those
portions of Lots 67, 68, 69 and 70, Tract 930 lying
southerly of Walnut Creek Wash.
West Covina Methodist, 718 S. Azusa Avenue: Bounded on
the East and South by Tract 26966 and Cameron Avenue, on
the West by Azusa Avenue, and on the North by Tract 21267.
South Hills Church of Christ, 424 S. Lark Ellen: Bounded
on the West by Lark Ellen Avenue, on the North by Tract
16952, on the East by Tract 14539, and on the South by
Walnut Creek Wash. Excluding the easterly 647 feet.
St. Martha's Episcopal Church, 520 S. Lark Ellen: Bounded
on the North by Walnut Creek Wash, on the West by Lark
Ellen Avenue and on the south by the northerly line of
Tract 15025 and the easterly and westerly extension
thereof.
Immanuel First Lutheran Church, 512 Valinda: Bounded on
the West by Valinda, on the South by Service, on the East
by Tract 19167, and on the north by Walnut Creek Wash.
• First Baptist Church, 1100 E. Cameron: Bounded by Cameron
Avenue, and Tracts 19241, 20446, and 24002.
Our Savior Lutheran Church, 1040 E. Merced: Bounded by
Merced Avenue, Tract 17258, and tentative tract 27468.
Community Presbyterian Church, 540 E. Vine Avenue: Lots
13' 2, 3, 4, 5, 6, 7 and 26, Tract 14681.

St. Christopher's Church, 629 S. Glendora Avenue: The
northeasterly 450 feet of the Southeasterly 781 feet of
Lot 166 of E. J. Baldwin's Fourth Subdivision.
Temple Sholom, 1912 W. Merced Avenue; That portion of
Lot 109 E. J. Baldwin's Fourth Subdivision bounded by
Walnut Creek Wash, Merced Avenue, and Tract 13865. Except
the northwesterly 164.69 feet.
Baldwin Park High School: The westerly 325 feet of Lots
10, 11, and 12 of the Eugene Riggins Subdivision of the
Hathaway Tract as shown on Maps recorded in Book 54, page
37 of Miscellaneous Records on file in the office of the
County Recorder of said county.
Mounte Vista School: Bounded on the North by Puente Avenue,
on the West by Orange Avenue, on the South by Eldred Avenue,
and on the East by the Westerly line of Tract 19337.
Del Norte School: Bounded on the West by Nora Avenue,
on the South by Del Norte Street and the Easterly prolonga-
tion of the southerly line thereof, on the east by Sunset
Ave., and on the north by the southerly line of the land
deeded to the City of West Covina known as Del Norte Park
and the easterly prolongation of said line. Excluding
therefrom the northerly 562.13 feet of the easterly 192.64
feet.
Vincent School: The northerly 605 feet of Lot 4 of the
W. R. Rowland Tract as per map recorded in book 42, page
45 of Miscellaneous records, on file with the County
Recorder of said county.
• Grovecenter School: 775 N. Lark Ellen Avenue. Bounded on
the East by Lark Ellen Avenue, on the North by Badillo
Street, on the West by Tract 19687 and Astell Avenue,
and on the south by Tract 18807.
Rowland School: 1345 E. Rowland. Lot 8 and that portion
of Lot 7 of Block 18 of the Phillips Tract, Rancho La
Puente lying easterly of tracts 15659, 19720 and 20199.
Pioneer School: 1703 E. Rowland. Those portions of Lots
7 and 8, Block 17 of the Phillips Tract, Rancho La Puente,
lying easterly of Tracts 16637 and 22196, and excluding
the easterly 375 feet.
Sunkist School: 820 Phillips Avenue. Lot 3, Block 9, of
the Phillips Tract, Rancho La Puente.
Traweek School: `1941 E. Rowland Avenue. Bounded by
Eckerman Avenue on the north, West Covina boundary on the
east, Rowland Avenue on the south, and Phillips Avenue
on the West.
Workman School: 1933 E. Workman Avenue. Lot 6, Block 21
of the Phillips Tract, Rancho La Puente.
Mesa School: 409 S. Barranca Avenue. Lot,. 1, Tract 21035•
Cortez School: 2226 Rio Verde Dr. Bounded on the north
by Rio Verde Dr., on the East by Fircroft Street, on the
South by Cortez Street, and on the West by Hollenbeck
Avenue. Excluding therefrom the southerly 192 feet of the
Westerly 218 feet.

Vine School: 1900 E. Vine Avenue. Bounded on the south
by Vine Avenue, on the east by the Westerly line of Tract
20882, on the North by Tracts 20935, 21688, and 19677, and
on the West by Tract 22004.
Merced School: 1549 Merced Avenue. Bounded on the west
by Tract 26108, on the North by Tract 14710, on the East
by Tract 21755, and on the south by Merced Avenue.
West Covina High: 1609 East Cameron Avenue. Bounded on
the West by Lark Ellen Avenue, on the South by Cameron
Avenue, on the East by Fernwood Street, and on the North by
the south line of Tract 15025 and the easterly and westerly
prolongation of said line.
E1 Dorado School: 621 S. Azusa. Bounded on the North by
Walnut Creek Wash, on the East by Azusa Avenue, on the
South by Mobeck Street, and on the West by the Easterly line
of Tract 26092 and the northerly prolongation thereof.
Cameron School: 1225 E. Cameron. Bounded by Cameron
Avenue, Dawley Avenue, Mobeck Street, and the westerly
line of the land deeded to the City of West Covina known
as Cameron Park.
Merlinda School: 1120 Valinda Avenue. Bounded on the south
by Merced Avenue, on the West by Valinda Avenue, on the
North by the Southerly lines of Merlinda Street and Tract
21042, and on the East by the Southerly extension of the
Easterly line of Tract 21042. Excluding the southerly 125
feet.
• Coronado School: 614 East Vine Avenue. Bounded by Vine
Avenue, Walnut Avenue, Merced Avenue, and Tract 20520.
Except the Southerly 400 feet.
Wescove_. School: 1131 California Avenue. Bounded by Vine
Avenue, California Avenue, and Tract 23082.
California School: 1125 Bainbridge Avenue. Bounded by
California Avenue, Bainbridge Avenue, Tract 21185, Tract
19443, and Tract 20537.
Tonopah School: 1510 Delvale Street. Bounded by Delvale
Street, Tonopah Avenue, Sunset Avenue, Tract 25592 and
the Southeasterly extension of the Northeasterly line of
Tract 25592.
Orangewood School: 1440 S. Orange Avenue. Bounded by
Orange Avenue, Durness Street and Tract 23971.
Edgewood High: 1728 W. Merced Avenue. Bounded by Merced
Avenue, Trojan Way, Durness Street and Orange Avenue.
Sunset School: 851 S. Sunset Avenue. The southwest 15
feet of Lot 131, E. J. Baldwin's Fourth Subdivision lying
southeast of Walnut Creek Wash, and the Northeasterly 485.5
feet of Lot 130, E. J. Baldwints Fourth Subdivision except
• the southeast 250 feet of the southwest 221.5 feet."
SECTION 3. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.22 reading as follows:
"9202.2.22. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the

following described premises are hereby placed and included in
the P-B Public Purpose Zone, to -wit:
Palm View Park, 1330 E. Puente Avenue; Lot 1 Block 18 of
the Phillips Tract, Rancho La Puente. Except the Easterly
160 feet thereof .
Cortez Park, 2441 E. Cortez Street: Bounded on the South
by Cortez Street, on the East by Citrus Street, and on the
North and West by the land deeded to the City of West
Covina known as Cortez Park. Excluding therefrom the
Easterly 260 feet.
Walmerado Park, 615 E. Merced Avenue: The southerly 400
.feet of that property bounded by Vine Avenue, Walnut
Avenue, Merced Avenue, and Tract 20520.
Orangewood Park, 1615 W. Merced Avenue: Commencing at the
most southerly corner of Lot 119 of E. J. Baldwin's Fourth
Subdivision, thence Northwest along the Southwesterly line
of said lot 373.57 feet; thence North 410 251 15" E. 547.13
feet, thence N. 130 191 15" W. to the southerly line of the
Walnut Creek Wash, thence easterly along said southerly line
to the northeasterly line of said Lot 119, thence Southeast
along the Northeasterly line to the southeasterly lot line
thence southwesterly along the southeasterly line to the
point of beginning.

SECTION 4. The City Clerk shall certify to the passage of
• this ordinance and shall cause the same to be published as required by
law.
