Ordinance - 823ORDINANCE N0. 823 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA AMENDING THE WEST COVINA MUNICIPAL CODE SO AS TO REZONE CERTAIN PREMISES. (Zone Change No. 270 - Gray) •The City Council of the City of Nest Covina does ordain as follows: SECTION 1. The City Council does hereby find, determine and declare that the following zone change and amendment was duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly held by the Planning Commission, and by the City Council, and that the public convenience, necessity and general welfare and good zoning practice require that the following zone change .and amendment be made. SECTION 2. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2.17 reading as follows: "9202.2.17. Zone Changes. Notwithstanding the provisions of Section 9202.2 and the Zoning Map referred to therein, the following described premises are hereby placed and included in the R-3 Multiple Family Residential Zone, to -wit: That portion of Lots 74, 93, 94, 95 and 96 of Tract No. 930, in the City of West Covina, County of Los Angeles, State of California, as per map recorded in book 17 pages 38-and 39 of Maps, in the office of the County Recorder of said County within the following described lines: • Beginning at a point in the center line of Barranca Street as said street is shown 60 feet wide on the map of said tract; distant thereon south 00 251 1411 west 355•04 feet from the center line of Garvey Blvd. shown as Arroyo Avenue on the map of said tract; thence north 870 16f 561, west 95.03 feet to the true point of beginning; thence continuing north 870 161 56" west.474.42 feet; thence south 00 251 14" west 35.11 feet " thence north 890 341 55 west 100.05 feet; thence north 0 251 14" east 39.14 feet; thence north 870 16t 56" west 143.45 feet to the beginning of a tangent curve concave southeasterly having a radius of 1055 feet; thence southwesterly along said curve through a central angle of 32" 391 1911, an are distance of 601.29 feet to a point in the northeasterly line of Tract No. 12292, as per map recorded in book 288 pages 1 to 5 of Maps, records of said county; thence along the northeasterly line of said tract south 140 321 00" east 200.81 feet and south 890 311 13" east 246.23 feet to the northeasterly _-.corner of lot 14 of said Tract No. 12292; thence south 890 33, 41" east 389.24 feet; thence south 170 33' 56" west 155.72 feet to the westerly prolongation of the northerly line of the land described in the deed to Edwin C. Johnson, et ux, recorded on March 27, 1947 as Instrument No. 1152, in book 24369 page 367 of Official Records of said county, thence along said prolon§ation.and the northerly line of said land of Johnson south 89 401 47" east 715.35 feet, more or less,, to a point in the easterly line of said lot 96; thence along said easterly line north 00 25t 14" east 207.98 feet; thence north 89-- 34, 46" west 20.00 feet - thence parallel with said easterly line of lot 96, north 0 251 14" east 199.74 feet; thence north 00 10t 05" west 27.81 feet; thence north 860 301 07" west 5.50 feet; thence north 610 31, 48" west 44.38 feet to the true point of beginning. -1- EXCEPT that portion of said land described as follows: Beginning at a point in the center line of Barranca Street, as said street is shown 60 feet wide on the map of said tract, distant thereon south 00 251 14" west 355.04 feet from the center line of Garvey Boulevard, as shown as Arroyo Avenue, on the map of said Tract; thence north 870 161 56" west 95.03 to the true point of beginning; thence continuing north 870 161 56" west 474.42 feet; thence south 00 251 14" west 35.11 feet; thence north 890 34, 55" west 100.05 feet; thence north 00 251 14" east 39.14 feet; thence north 870 161 561, west; 143.45 feet to the beginning of a tangent curve concave southeasterly having a radius of 1055 feet; thence southwesterly along said curve through a central angle of 320 391 1911, an are distance of 601.29 feet to a point in the northeasterly line of Tract No. 12292, as per map recorded in book 288 pages 1 to 5 of Maps, records of said counter; thence along the northeasterly line of said tract south 14 321 00" east 200.81 feet and south 890 311 13" east 246.14 feet to the northeasterly corner of Lot 14 of said Tract No. 12292; thence south 890 331 41" east 389.24 feet; thence south 890 40, 47" east 670.13 feet, more or less, to a point in the easterly line of said lot 96; thence along said easterly line north 00 251 14" east 59.31 feet; thence North 89° 341 46" west 20.00 feet; thence parallel with said easterly line of lot 96, north 00 251 14" east 199.74 feet; thence north 00 101 05" west 27.81 feet; thence north 860 301 07" west 5.50 feet; thence north 610 31, 48" west 44.38 feet to the true point of beginning." SECTION 3. The City Clerk shall certify to the passage of • this ordinance and shall cause the same to be published as required by law.
