Ordinance - 816ORDINANCE NO. 816 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA AMENDING THE WEST COVINA MUNICIPAL CODE SO AS TO REZONE CERTAIN PREMISES. (Zone Change No. 258 - Sade) The City Council of the City of West Covina does ordain as follows: SECTION 1. The City Council does hereby find, determine and declare that the following zone change and amendment was duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly held by the Planning Commission, and by the City Council, and that the public convenience, necessity and general welfare and good zoning practice require that the following zone change and amendment be made. SECTION 2. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2.13 reading as follows: "9202.2.13. Zone Changes. Notwithstanding the provisions of Section 9202.2 and the Zoning Map referred to therein, the westerly 140 feet of the following described premises measured from the center line of California Avenue are hereby placed and included in the R-1 One -Family Zone, the next 150 feet to the east are hereby placed and included in the R-2 Two -Family Zone, and all the remainder of said premises is hereby placed and included in the R-3b Low Density Multiple Family Residential Zone. Said premises are described as follows: That portion of Lot 165 of E. J. Baldwin's Fourth Sub- division in Rancho La Puente, City of West Covina, County • of Los Angeles, State of California, as per map recorded in Book 8, page 186 of Maps in the office of the County Recorder of said County bounded and described as follows: Beginning at the northerly corner of Lot 1, Tract No. 18875, in said City as per map recorded in Book 475 pages 12 and 13 of Maps in the office of said County Recorder; thence along the southeasterly line of California Avenue, 60 feet wide, as shown on Tract No. 13988, in said City, as per map recorded in Book 288 pages 7 and 8 of Maps in office of said County Recorder North 410 531 00" east 503.5 feet to the northwesterly prolongation of the southwesterly boundary line of Map of Record of Surveys in said City on file in Book 60 page 27 of Record of Surveys in the office of said County Recorder; thence southeasterly along said northwesterly prolongation of and the southwesterly boundary line of said Record of Survey South 480 08l 30" east 947.52 feet to a point which is distant north 480 08f 30" west 1.00 feet on said southwesterly boundary line from the north- westerly line of Parcel 15 of said Record of Surveys; thence parallel with the center line of Glendora Avenue as said center line is shown on said Tract No. 13988 south 420 56, 30" west 503.6 feet to the southeasterly prolongation of the northeasterly boundary line of said Tract No. 18875; thence northwesterly along said southeasterly prolongation . of and the northeasterly boundary line of said Tract No. 18875 north 480 08+ 30" west 938.22 feet to the point of beginning. This Section shall be operative and said zone changes shall be effective only when Cameron Avenue, 80 feet wide, has been dedi- cated to and accepted by the City of West Covina, as a public street -1- 0 • or otherwise has been acquired by the City of West Covina as a public street from California Avenue to Glendora Avenue." SECTION 3. The City Clerk shall certify to the passage of this ordinance and shall publish the same as required by law. Passed and approved this 26th day of August , 1963.
