ORDINANCE NO. 812
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 264 - Ammer)
The City Council of.the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine and
declare that the following zone change and amendment was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission, and by the
City Council, and that the public convenience, necessity and general
welfare and good zoning practice require that the following zone change
and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.9 reading as follows:
"9202.2.9. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the R-3 Multiple Family Residential Zone, to -wit:
That portion of Lot 4, of the Reichard Tract, in the
City of 'West Covina, County of Los Angeles, State of
California, as shown by map recorded in Book 10, at
page 121 of Maps, on file in the office of the County
Recorder of said County, described as follows:
Beginning at a point in the westerly line of said Lot 4,
distant south 49 54l west 4.85 feet, from the northwesterly
corner of Lot 5 of said Tract; thence parallel with the
northerly line of said Lot 5, south 87 311 30" east
197.95 feet, to the true point of beginning; thence
parallel with the westerly line of said Lot 4, south
40 54, west 282.32 feet, to a line parallel with and
distant 87 feet northerly, measured at right angles,
from the southerly line of said Lot 4; thence south
880 561 30" east 126.64 feet, along said last mentioned
parallel line, to a line bearing north 100 31 30" east
from a point on said southerly line of Lot 4 distant
north 880 56t 30" west 536.85 feet, from the southeasterly
corner of said Lot 4; thence easterly along a tangent
curve concave northerly and having a radius of 779
feet, through a central angle of 50 18' 3511, an arc
distance of 72.19 feet, to a line which passes through
a point in the southerly line of said Lot 4, distant
thereon south 880 561 30" east 396.45 feet, from the
southwesterly corner of said Lot 4, and also through a
point in the northerly line of Lot 5 of said tract,
distant thereon north 870 311 30" west 471.68 feet,
from the northeasterly corner of said lot 5; thence
north 40 541 east 273.99 feet, along said last mentioned
line, to a line parallel with said northerly line of Lot
5, which passes through the true point of beginning;
thence north 87° 311 30" west 197.95 feet, to the true
point of beginning.
EXCEPTING therefrom that portion thereof conveyed to the
State of California, by deed registered October 27, 1954
as Document No. 17222-W, and the westerly 27.00 feet,
measured at right angles, as conveyed by deed to the
City of 'hest Covina recorded on March 31, 1959 as Docu-
ment No. 3261."

SECTION 3. The City Clerk shall certify to the passage
of this ordinance and shall cause the same to be published as required
by law.

the City Council on the 22nd day of Jul , 1963. That,
thereafter, said ordinance was duly adopted passed at a regular adjourned
meeting of the City Council on the 29th day of July , 1963,
by the following vote, to -wit:
