AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 262 - Wilson and Fuesler)
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone change and amendment was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission, and by the
City Council, and that the public convenience, necessity and general
welfare and good zoning practice require that the following zone change
and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2.10 reading as follows:
"9202.2.10. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in the
R-3b Low Density Multiple Family Residential Zone, to -wit:
Parcel 1: That portion of Lot 71, Tract No. 930, in the
City of West Covina, County of Los Angeles, State of
California, as shown on map recorded in Book 17 Pages 38
and 39 of Maps, on file in the Office of the County
Recorder of said County, lying Southerly of the following
described line:
• Beginning at a point in the center line of Citrus Street,
distant South Ou 25' 05" West 58.26 feet, along said center
line from the Easterly prolongation of the Southerly line
of Tract No'. 19682 as said center line and said prolonga-
tion are shown on map of said Tract 19682, recorded in
Book 496, pages 18, 19 and 20, of Maps on file in the
office of said County Recorder, said point being in a
curve concave to the North and having a radius of 1629,
feet, a radial line of said curve to said point bears
South 20 01' 54" East; thence Easterly 164.14 feet along
said curve thru a central angle of 50 46' 24"; thence
North 820 11' 42" East 200.30 feet tangent to said curve
beginning of tangent curve, concave to the North and
having a radius of 970 feet.
EXCEPTING therefrom the Northerly 32 feet.
Parcel 2: That portion of Lot 75, Tract No. 930, in the
City of West Covina, County of Los Angeles, State of
California, as shown on map recorded in Book 17 pages 38
and 39 of Maps, on file in the Office of the County
Recorder of said County, described as follows:
Beginning at the Northwest corner of .said Lot 75, said
Northwest corner being on the Easterly line of Citrus
Street, 60 feet wide, as shown on said map; thence
South 0° 25' 05" West 291.60 feet along the Westerly line
of said lot to a point; thence North 500 43' 05" East
360.25 feet; thence North 370 05' 05" East 76.60 feet,
to a point in the Northerly line of said lot; thence
Westerly 322.90 feet, more or less, along the Northerly
line of said lot 75, to the point of beginning."

SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.
