Ordinance - 780ORDINANCE NO. 780 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA AMENDING THE WEST COVINA MUNICIPAL CODE SO AS TO REZONE CERTAIN PREMISES. (Zone Change No. 229 - Weaver and Alscot Development Co. The City Council of the City of West Covina does ordain as follows: SECTION 1. The City declare that the following zone c that notice of hearing thereon wa hearings thereon were duly held b City Council, and that the public welfare and good zoning practice and amendment be made. Council does hereby find, determine and hange and amendment was duly initiated, s duly given and published, that public y the Planning Commission and by the convenience, necessity and general require that the following zone change SECTION 2. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2rrr reading as follows: 119202.2rrr. Zone Changes. Notwithstanding the provisions of Section 9202.2 and the Zoning Map referred to therein, the following described premises are hereby placed and included in the C-1 Neighborhood Commercial Zone, to -wit: The southwesterly 200 feet of that portion of lot 164 of E. J. Baldwin's 4th Subdivision of a part of the Rancho La Puente, in the City of West Covina, County of Los Angeles, State of California, as per map recorded in Book 8 page 186 of Maps, on file in the office of the County Recorder of said County, described as follows: The southeasterly 320 feet of the property included within • the following described boundaries: Commencing at a point in the northwesterly line of Lot 165 of E. J. Baldwin's 4th Subdivision, distant 705.21 feet southwesterly thereon, from the most northerly corner of said Lot 165, thence south 480'071 00" east 770 feet, to the true point of beginning; thence south 48° 07t 00" east 257.92 feet; thence south 420 56t'15" west 200 feet, parallel with the center line of Glendora Avenue 60 feet wide as shown on said map thence south 48° 07t 0011 east 230 feet to an intersection with said center line of Glendora Avenue; thence south 420 56, 15" west 311.29 feet, more or less, along said center line to the southeasterly prolongation of the northeasterly line of Tract No. 13988, in the City of West Covina, County of Los Angeles, State of California, as per map recorded in Book 288, pages 7 and 8 of Maps'on file in said County Recorders Office; thence northwesterly 478.54 feet, along said prolongation and northeasterly line, to a point in a line that is parallel with the center line of California Avenue as shown on said 4th Subdivision, which passes through the true point of beginning; thence North 410 531 00" east 511.201 along said parallel line, to the true point of beginning.* This section shall be operative and said zone change shall be effective only upon the completion of an office building upon said property pur- suant to and in compliance with the variance granted by Resolution No. 2474 adopted by the City Council on October 8, 1962."
