ORDINANCE NO. 772
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST.COVINA AMENDING THE WEST COVINA.MUNICIPAL
CODE SO AS,TO REZONE CERTAIN�PREMISES. (Zone.
Change No. 228 - Sade, et al.)
The City Council of the City of West Covina does ordain as
follows :
SECTION 1. The City Council does hereby find, determine and
declare that the following zone change and amendment was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and by the
City Council, and that the public convenience, necessity and general
welfare and good zoning practice require that the following zone change
and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition,thereto of a..new section 9202.2ggg reading as follows:
"9202.2ggg. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the C-1 Neighborhood Commercial Zone, to -wit:
Those portions of Lot 164 and 165 of E. J. Baldwin"s
Fourth Subdivision -in Rancho La Puente, City of West Covina,
County of Los Angeles, State of California, as per map
recorded in Book 8 page_'
186 of Maps in'the office of the
County Recorder of said County and Parcel 15 of Record
of Survey Map filed in Book 60, page 27'of Record of
Surveys in the office of said County Recorder, bounded
and described as follows:
Beginning at the intersection of the northeasterly line
of land conveyed to William M. Weaver and Lorraine F.
Weaver, husband and wife by deed recorded on December 13,
1948 as Document No. 270 on file in the office of the
County Recorder of said County with the northeasterly
prolongation of the westerly line of Lot 15, Tract No.
13988 as per map recorded in Book 288..pages 7.and 8 of
Maps in the office of said County Recorder; thence along
said prolongation North 420.561 30" East 814.84 feet to
the southwesterly line of the land.shown on Record of
Survey filed in Book 60 page 27 of Record of Surveys in
the office of said County Recorder; thence along said
southwesterly line South 480 O8l 30" East 1.00 feet to
the northwesterly line of Parcel 15-of said Record of
Surveys; thence along last-mentioned northwesterly line
North 420 561 30" East 201.75 feet to -the southwesterly
line of Service Avenue; thence southeasterly 269.00 feet
to the northwesterly line of Glendora -Avenue 100.00 feet
wide; thence southwesterly along last-mentioned northwesterly
line 201.75 feet to the southwesterly linec�f said Glendora
Avenue; thence southeasterly'20.00 feet to the northwesterly
line of Glendora Avenue, 80 feet wide• thence along last-
mentioned northwesterly line South 42$ 561 30" West 814.84
feet to said herein first described northeasterly line;
thence northwesterly thereon to the point of beginning. "
This section shall be operative and said zone change shall be effective
only upon the final approval and adoption of a precise plan of design
covering all of the.property above described.

SECTION 3. The City Clerk'shall certify to the passage of
this ordinance.and shall cause the same to be published as required by
law.

thereafter, said ordinance was duly adopted and passed at a regular
meeting of the -City Council on the loth day of December , 1962,
