AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMDING THE 'VEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 231 - Clemons)
The City Council of the City of West Covina does ordain as
follows:
S SECTION 1. The City Council does hereby find, determine and
declare that the following zone change and amendment was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and by the
City Council, and that the public convenience, necessity and general
welfare and good zoning practice require that the following zone change
and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2zz reading as follows:
119202.2zz. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning .Map referred to therein, the
following described premises are hereby placed and included in
the R-1 Single Family Residential Zone, Area District III, to -
wit:
Lot 1 of Tract No. 10794 in the County of Los Angeles,
State of California, as per map recorded in book 185
page 45 of Maps in the office of the County Recorder
of said County.
EXCEPTING therefrom that portion described as follows:
• Beginnin§ at the southeast corner of said lot 1; thence
north 89 201 4o" west along the southerly line of said
lot 11 a distance of 10 feet to the beginning of a
tangent curve, concave to the north, having a radius
of 620 feet; thence westerly along said curve through
an are of 22* 48, 47" a distance of 246.86 feet to a
point in said southerly line of lot 1 from which a
radial line bears north 230 28, 07" east; thence north
60 40, 0511.west a distance of 207.09 feet; thence north
360 36, 15" west a distance of 134.61 feet; thence
north 0331 55" west a distance of 91.62 feet; thence
north 44° 381 53" east a distance of 191.83 feet; thence
north 71° 08l 40" east, a distance of 89.40 feet, more
or less*1 to a point in the easterly line of said lot 1;
thence south 25° 451 27" east a distance of 190.22 feet
to the beginning of a tangent curve concave to the west,
having a radius of 587.39 feet; thence southerly along
said curve, being also the easterly line of said lot 1,
through an are of 26 ° 24, 4711 a distance oof �70.7w 8feetest tangent
to the end of said curve; thence south 0 39
, 2011to said curve a distance of 188.72 feet, more or less, to the
point of beginning."
This Section shall be effective upon annexation of said territory to the
City of West Covina.
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.
