AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 235 - Zachary & Hull).
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine and
declare that the following zone change.and amendment was duly initiated,
that notice of hearing thereon was.duly given and published, that
public hearings thereon were duly held by the Planning Commission and
by the City Council, and that the public convenience, necessity and
general welfare and good zoning practice require that the following
zone change and amendment be made.
SECTION 2, The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 92020'2aaa reading as follows:
"9202,2aaa _Zone Changes, Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the R-4 Business Residential Zone, effective upon and subject
to the annexation thereof to the City of Nest Covina, to -wit:
That portiori of the Rancho La Puente, in the County of Los
Angeles, State,of California, as per map recorded in Book 1
Pages 43 and 44 of Patents, on file in the office of the
County Recorder of said County described as follows:
The Southerly 275 feet of the Easterly 200 feet and the "
• Northerly 100 feet of the Westerly 160 feet of the following
real property:

Beginning at the northeasterly corner of lot l of Tract No
.220, as per map recorded in Book 14 Page 179 of Maps, records
of said county; thence South 870 East 10.94 chains; thence
South 40.West 694.97 feet to a point, said point being in
the westerly line.of the land described in that certain deed
filed on October 16, 1929 as Document No. 176766 on Certificate
of Title No. . GB-58531, in the office of the Registrar of Land
Titles of said county; thence along a line parallel with that
certain agreement line described in the deed and agreement
filed on October 22, 1954 as Document No. 16988-W on
Certificate Nos. LK-100250 and LK-100251 and GB-53531 in the
office, of the Registrar of Land Titles of said county, South
870 001 00" East 236.26 feet to the true point of beginning
of this description; thence from said true pint of beginning,
continuing along said parallel line South 87 00' 00" East
560.00 feet, more or less, to the easterly -line of the
westerly''20.00 feet of Irwindale .Ave, as said Ave, is shown -
on the map of Tract No. 18225, recorded in Book 467 Page 6
of Maps, records of said county; thence along said easterly
line South 40 29l 40 West 334.00 feet, more or less, to the
northerly line of the land described in the deed to the Los
Angeles Inter -Urban Railway Company, recorded on January
27, 1908 as Instrument No. 153 in Book 3275 page 160 of
Deeds, record of said county; thence along said northerly
line North 86 '381 30" West 359.95 feet, more or less, to a
line parallel with said easterly line and which passes through
said true point of beginning;.thence along said last mentioned

SECTION 30 The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required
by law.
