AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS -TO REZONE CERTAIN PREMISES. (Zone
Change No. 224 - Pickering Enterprises)
The City Council of the City of West Covina does ordain as
-- follows:
SECTION 1. The City Council does hereby find, determine and
declare that the following zone change and amendment was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission, and by the City
Council, and that the public convenience, necessity and general welfare
and good zoning practice require that the following zone change and amend-
ment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2vv reading as follows:
"9202.2vv. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the C-2 General Commercial Zone, to -wit:
Lots 53 and 54 of the Forster and Rowland Tract, Sheet
2, in the City of West Covina, County of Los Angeles,
State of California, as per Map recorded in Book 20,
pages 14 and 15 of Maps in the office of said County
Recorder, and those portions of Lots 55 and 64 of said
Forster and Rowland Tract lying southerly and westerly
of the following described line:
Beginning at a point in the westerly line of said Lot 55
that is distant thereon North 5° 031 30" east 196.66 feet
from the southwesterly corner of said lot; thence south
840 561 30" east 1156.63 feet; thence south 60 30' 55"
east 809.37 feet to the southerly line of said Lot 64.
SECTION 3. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2ww reading as follows:
119202.2ww. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in the
R-1 Single -Family Zone, Area District I, to -wit:
That portion of Lot 2 of the W. R. Rowlands Subdivision
in the City of West Covina, County of Los Angeles, State
of California, as per Map recorded in Book 42, pages 79
and 80 of Miscellaneous Records in the office of the
County Recorder of said County lying southerly of La
Puente Road, and Lots 55 through 66 inclusive of the
Forster and Rowland Tract in the City of West Covina,
County of Los Angeles, State of California, as per Map
recorded in Book 20, pages 14 and 15 of Maps in the
office of said County Recorder.
Except those portions of said Lots 55 and 64 lying southerly
and westerly of the following described line:
Beginning at a point in the westerly line of said Lot 55
that is distant thereon North 5° 031 3011 east 196.66 feet
from the southwesterly corner of said lot; thence South

80g.37 feet to the southerly line of said Lot 64."
SECTION 4. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by law.
