WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 222 - Fontana Enterprises & Noice)
ollows; The City Council of the City of West Covina does ordain as

SECTION 1. The City Council does hereby find, determine
and declare that the following zone change and amendment was duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission
and by the City Council, and that the public convenience, necessity and
general welfare and good zoning practice require that the following zone
change and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2uu reading as follows:
119202.2uu. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in the
R-1 Single Family Residential Zone, Area District IV, to -wit:
PARCEL 1: That portion of Lot 4 of Tract No. 2371 in
the County of Los Angeles, State of California, as per
map recorded in Book 23, Pages 98 and 99 of Maps on
file in the office of the Recorder of said County lying
Southerly of the following described line.
Beginning at a point in the westerly line of said Lot 4
�. that bears South 10 04, 40" West 136.74 feet from the
Northwesterly corner of said lot, said point being on
the Northwesterly prolongation of the Southerly line of
the land conveyed to Bernard Blua and Lena Blua as
described in deed recorded in Book D-1406 Page 255 of
Official Records; thence South 740 57, 4711 East along
said prolongated line and the Southerly line of said
Bluats land, 205.71 feet; thence South 880 55' 50" East
460.23 feet to a point in the Easterly line of said Lot
14, said point bearing North 10 041 55" East 360.65 feet
from the Southeasterly corner of said Lot 4.
PARCEL 2: That portion of Lot 5 of Tract No. 2371 in
the County of Los Angeles, State of California, as per
map recorded in Book 23, Pages 98 and 99 of Maps on file
in the office of the Recorder of said County, described
as follows:
Beginning at a point in the Easterly line of said Lot 5
that bears North 10 014, 00" East 209.67 feet from the
Southeasterly corner of said Lot 5; thence North 880 56,
00" West 142.66 feet; thence South 10 041 00" West parallel
with the Easterly line of said Lot 5, a distance of 205.00
feet to a point in the Southerly line of said Lot 5, said
Southerly line being the Northerly line of Cameron Avenue,
60 feet wide, and said point being on that certain curve
shown on said map of Tract No. 2371 as having a radius of
770 feet and an arc length of 874.43 feet; thence Easterly
along said curve an are distance of 42.92 feet to the
Southeasterly corner of said Lot 5;'thence North 10 014,
East along the Easterly line of said Lot, 209.67 feet to
the Point of Beginning.

line of said Lot 5, a distance of 11.32 feet to the
beginning of a tangent curve concave Westerly, having a
radius of 974.00 feet; thence Southerly along said tangent

to the beginning of a tangent curve concave Northwesterly,

as having a radius of 770 feet and an are length of 874.43
feet; thence Southeasterly along the Southerly line of
said Lot 5, an are distance of 315.79 feet to its inter-
section with a line that is parallel with and distance
42.66 feet, measured at right an les to the Easterly line
of said Lot 5, thence,North 19 T 0011 East along said
parallel line 205.00 feet to its intersection with a line
that bears North 880 56, 00" West and passes through a
point on the Easterly line of said Lot 5 that bears North
1 04l 00" East 209.67 feet from the Southeasterly corner
of said Lot 5; thence South 88° 56, 00" East 42.66 feet
to the Easterly line of said Lot 5; thence North 10 04,
00" East along said Easterly line 646.50 feet to the
Northeasterly corner of said Lot 5; thence North 880
56, 00" West along the Northerly line of said Lot 5 to
the Northwesterly corner thereof; thence South 10 041
00" West 363.00 feet to the Point of Beginning."
As to that portion of said property now outside the City, this Section
shall be effective upon annexation and shall be effective immediately
as to the remainder.
SECTION 3. The City Clerk shall certify to the passage
of this ordinance and shall cause the same to be published as required
by law.
